HEINEKEN has a long-held belief that pubs are an integral part of British culture and that well-invested pubs, run by skilled operators can prosper and thrive. As the nation’s leading pub, cider and beer company and the name behind a host of brilliant brands, we’re looking for equally brilliant people to help us on our journey to building a better future.
Part of building a better future is supporting our lessees, ensuring they have the right tools to build their businesses and play an important part in their thriving communities. This would be impossible without gold-star colleagues who care about people, account management and everything we stand for.
So let’s get straight to it. We’re on the hunt for an Estates Manager who will support some of our fantastic pubs and bars in the London and South Home Counties area.
About the roleBeing an Estates Manager in Star Pubs is not just about property issues, it means having a wide strategic vision for the estate, optimising profit streams, and therefore building the asset value. Working closely with the regions other Estates Manager you’ll be the ‘go-to’ property expert for the regional operations team and the wider regional clusters and be an expert in Landlord and Tenant and the Pubs Code Regulations.
You’ll seek to drive the value of the estate through rental negotiations with customers, and development opportunities. You have to enjoy working as part of a team and individually but above all, you must enjoy dealing with people.
Reporting to the Estates Team Leader, you’ll work closely with STAR PUBS colleagues, providing expert advice on all matters related to the effective asset management of the estate. In doing so you will be ensuring the optimum rental and capital return from the management of the regional property portfolio of approximately 150 sites.
You’ll have responsibility for managing rent events, ensuring effective and successful negotiations with customers and advisors for an annual program of rent reviews and lease renewals, as well as ensuring our new let and capex schemes are always let on the best terms for us and our customers.
Who we’re looking for
We work in a regulated environment and ensure we have consistent ways of working across all our regions, so you’ll need to be exceptionally well-planned and organised with great attention to detail. You’ll draw upon your well-honed negotiation skills for a wide range of challenges in this role, including managing Market Rent Options which involve detailed negotiations with our licensees.
This role would pose a great change and challenge for somebody who has managed multi-sites and is experienced in rent review programs (ideally using the profits method of valuation and is MRICS qualified). A great part of your role will involve influencing others, as well as coaching and supporting our Business Development Managers on rent negotiations. You’ll be the champion of Estates matters, taking ownership of in-house training of best practices.
The Good Stuff!
In addition to your base salary, you’ll also receive:You’ll also get the opportunity to get involved with one of our colleague networks where groups of colleagues from all over the business work together to ensure we’re always working towards being a diverse and inclusive company.
