      Corporate Real Estate & Business Services

      Reporting to the Global Head of CRBS, Security, and Resiliency, the Global Head of Design & Construction will be the functional lead for all capital projects globally. AIG’s global footprint totals over 300 offices / 5 million square feet. This position will manage teams directly and/or in a matrix structure to execute project requests relating to repositioning programs, renovating and reconfiguring office space, replacement or upgrading building infrastructure and support systems, and relocating staff. The incumbent will manage multiple project management teams throughout the global portfolio and must be able to communicate with Senior Management and employees at all levels of the organization.

      Responsibilities

      Program / Project Management

      • Work with industry-leading consultants, construction managers, subcontractors, and vendors in a collaborative fashion to delivery high quality programs
      • Provide direct support to the individual team leads and project managers overseeing design and construction projects
      • Manage and organize workload distribution among the team to ensure project deadlines are met
      • Understand and enforce detailed policies and procedures that project managers must follow when managing projects
      • Review development of all capital funding packages for projects to ensure scope is in line with existing standards
      • Review all budgeting and understand pricing variances across different markets
      • Partner with Procurement to ensure competitive pricing on all contracts and policy is followed on bidding guidelines
      • Work with team leads and project managers to reduce costs on projects being submitted through scope and specification changes
      • Participate on development of strategy for reducing AIG’s footprint in various leased sites as lease terms allow
      • Participate in the annual capital planning/budgeting process and develop budgets for planned projects
      • Responsible for ensuring proper governance related to the approval of every commitment, invoice, and change order generated by project management teams and that they meet policy guidelines
      • Responsible for coordinating vendor management to ensure proper coverage across platform
      • Function as technical support for building infrastructure projects

      Organizational / People Management

      • Work with internal partners including executives across the business on new projects and provide project support on new deals
      • Provide resources to support all projects, from minor moves and remodels to major renovations as well as infrastructure projects
      • Identify the need for supplemental PM resources when needed to achieve project goals
      • Responsible for the recruiting, training, and development of project managers as well as 3rd party providers
      • Develop and implement operational plans, actions and programs in support of long-term business objectives
      • Assists in the development of policies, procedures, and programs
      • Manage teams in keeping with a “One Team” philosophy

      What we are looking for:

      • Bachelors or master’s degree, with preference for Construction, Engineering, Architecture or Business
      • Preferably 15+ years of work experience, working in Real Estate or Project Management
      • Proven track record of managing simultaneous capital projects, ranging from $50,000 to over $50M
      • Expertise in building and managing detailed construction budgets and schedules, logistics plans, and change management protocols.
      • Ability to balance need to work within budgets while ensuring quality and timeliness
      • Exceptional time management skills and the ability and presence of mind to escalate issues when required
      • Excellent oral and written communication skills
      • Strong ability to work with clients at all levels of the organization including multi-discipline senior executives in capital transformation
      • Strong proficiency in compiling and presenting written project correspondence to executive leadership
      • Highly influential and ability to flex leadership style according to the situation, from hard-charging execution to influencing internal and external constituencies requiring careful maneuvering.
      • Self-starter who delivers exceptional project management and manages a high-performing team of planning, design, and project professionals to this standard
      • Experience and knowledge of business processes and procedures, applications, workflow, and planning
      • Must possess strong conflict management, communication, organizational and negotiating skills
      • Detailed knowledge of business services and systems and implementing corporate policies
      • Strong working knowledge of full MS Office suite, with role appropriate financial modeling/management skills in Excel
      • Recent experience leading through significant change, growth, and innovation
      • Insurance/Financial Services experience preferred

      The base salary range for this position in Jersey City is $200,000 - $275,000 and the position is eligible for a bonus in accordance with the terms of the applicable incentive plan.
