- Request and organize vendor quotes for all design project items.
- Review quotes for accuracy, completeness, and budget compliance before submitting to the PO Analyst.
- Collaborate with design teams to confirm selections, specifications, and design intent.
- Request and organize vendor quotes for all design project items.
- Submit finalized purchase orders (POs) to vendors once created by the PO Analyst.
- Track all orders from issuance through delivery and maintain consistent communication with vendors.
- Work with Design Managers to keep on track with project budgets, schedules, and deliverables.
- Generate and review weekly reports to monitor order status, proactively flagging delays or discrepancies.
- Partner with Design Coordinators and Managers who access reports in Studio Designer.
- Maintain strong regional vendor relationships and resolve order or delivery issues promptly.
- Schedule and coordinate installations with all relevant stakeholders.
- Communicate regularly with vendors regarding product availability, timelines, and PO status.
- Maintain detailed and organized records of products, vendor data, and shipment logistics.
- Monitor purchasing forecasts, identify variances, and communicate necessary adjustments to internal teams.
- Support the Design Team during on-site project installations.
- Develop and implement Standard Operating Procedures (SOPs) to strengthen procurement processes.
- Drive continuous improvement by identifying opportunities to reduce costs and enhance efficiency.
- Serve as a proactive, solution-oriented problem solver in addressing procurement and project challenges.
- Support alignment between Sales and Operations through ongoing review and analysis of sales budgets.
- Lead analytics related to purchasing performance, including supplier stock availability, lead times, fill rates, and trend analysis.
- Establish and manage the Procurement Schedule; attend project meetings to confirm commitments and ensure on-time delivery.
- Collaborate with project stakeholders to resolve scope disputes and change order issues.
- Maintain accurate and up-to-date records of all goods ordered and received.
- Manage multiple projects simultaneously, prioritizing effectively in a fast-paced environment.
- Resolve vendor and contractor conflicts, grievances, and claims, including negotiation when required.
- Prepare and present reports on market conditions, pricing trends, and make-versus-buy analysis.
- Bachelor's degree in interior design or related field required.
- 5+ years of project management experience within interior design, preferably in commercial, hospitality, or healthcare environments.
- Strong knowledge of materials, furnishings, finishes, and FF+E procurement processes.
- Proven ability to lead complex, multi-phase projects with cross-functional collaboration.
- Highly organized with excellent time management and communication skills.
- Proficient in Microsoft Office Suite (Excel, Word, Outlook, PowerPoint), Smartsheet, and procurement tracking systems.
- Strong analytical mindset and ability to drive data-informed decision-making.
- Professional demeanor and ability to build effective vendor and internal team relationships.
- Experience working with contracts, purchase orders, and design documentation.

SUMMARY
Welltower is seeking an Interior Design Purchasing Manager to oversee the planning, coordination, procurement, and execution of interior design initiatives across our portfolio. This role serves as a critical link between design vision and operational execution, managing vendor relationships, procurement logistics, budget alignment, and project timelines. The ideal candidate will bring a strong foundation in interior design, outstanding project management skills, and a proactive, solution-oriented mindset. This role supports the delivery of high-quality, on-brand interior environments that meet project goals, operational needs, and cost expectations.
