      The Lead Maintenance Technician is ultimately responsible for ensuring that the physical aspects of our apartment community meet company standards and applicable laws in the areas of inspection, maintenance and repair. This individual will oversee an on-site maintenance technician, and lead the team in the diagnosis and repair in areas such as HVAC, electrical, plumbing, pool maintenance, carpentry, dry-walling, exterior structural, and appliance repair.
      This is a Full-Time position located on-site at Bentley Ridge with the following schedule: Monday-Friday, 8:00AM-5:00PM, with an on call schedule requiring some evenings and weekends as necessary.
      Responsibilities:
      • Overseeing all aspects of maintenance for our 513-unit residential apartment and townhome community, including preparing apartments and townhouses for first-time residents and performing punch lists.
      • Participating in the on-call rotation.
      • Establishing and adhering to a preventative maintenance program for all property equipment and apartment systems.
      • Working with the property manager to schedule and complete make-ready work for all vacant units.
      • Directing co-workers engaged in grounds maintenance, facilities maintenance, and general cleaning duties - participating when necessary.
      • Managing all maintenance material inventory including tools, equipment, and supplies. Constantly evaluating ways to reduce costs and find best value pricing.
      • Regularly checking in on vacant units to ensure that they are secure and in good order.
      • Working with the property manager and maintenance staff to review and coordinate work orders. Inspecting completed work to ensure accuracy.
      • Ensuring the safety of all co-workers, residents, and guests by reporting any safety concerns to the property manager immediately.

      Educational & Work Qualifications:

      • High school diploma or GED required.
      • A valid PA driver’s license required.
      • A minimum of 3-5 years related experience preferred.
      • HVAC certification preferred.
      • CPO Certification preferred.
      • Flexibility to work an on-call schedule, including evenings, weekends, and holidays is required.
      • Previous leadership and performance management experience preferred.
      • Certificate or degree from a mechanical related program preferred.
      • Working knowledge of MS Office and property management software.
      • Exceptional communication and interpersonal skills.
      • The ability to multi-task and remain highly organized.
