      Requirements

      • Minimum HS diploma or equivalent. Bachelor's degree in a related field preferred.
      • Previous office experience in customer service, administration, or like experience is preferred.
      • Previous experience preparing mortgage disclosure documents is preferred.
      • Requires skills in office procedures and Microsoft Office Applications or equivalent software.
      • Sound judgment with keen attention to detail and high level of accuracy.
      • Ability to communicate well with and present information to all internal and external customers.

      What your day will look like

      The primary objective of the Disclosure Specialist is to disclose to the customer all documents required by federal and state laws in a timely manner and ensure that all documents meet requirements set forth in federal and state laws that affect the mortgage industry.

      In order to be successful, the Disclosure Specialist must be able to instill confidence in, build trust, and interact with the Mortgage Specialist, Underwriter, Back office and Closer to foster an atmosphere of exceptional customer service and a work environment that is edifying and supportive.

      Duties
      • Prepare the initial application packet (RESPA) for distribution to the customer and loan officer to ensure compliance with time requirements for federal and state disclosures.
      • Prepare & send all Change of Circumstances to ensure compliance with time frames and confirmation of receipt.
      • Process turndown and withdrawn files. Send appropriate disclosures to the borrowers.
      • Prepare and review Closing Disclosures for compliance and deliver to borrower(s) and title signer(s).
        • Input fees onto the Closing Disclosure and set up the back end of the file to ensure all necessary information flows through on the closing package.
        • Deliver the Closing Disclosure to borrowers and title signers in line with all TRID timing requirements.
        • Maintain positive working relationships with title companies and work with them to update the Closing Disclosure to ensure correctness prior to closing.
        • Follow up on Closing Disclosures to ensure they are returned within the proper timeline to remain compliant within the 3-day rule for closing.
        • Inform all parties involved is a closing must be cancelled or delayed due to Closing Disclosure timelines.
      • Prepare and deliver closing documents and disclosures to the settlement agent.
      • Answer loan officer's questions regarding compliance with federal laws - specifically TRID and TILA laws.
      • Any other duties as would apply as new laws/legislation or procedures come up in the mortgage industry.
