      Job Description

      This role is accountable for planning and implementing space management layouts and construction drawings/plans complaint with relevant regulations and requirements through own efforts.

      Draws and prepares accurate and optimal space usage construction drawing/plans for retail and commercial premises in terms of business operational requirements & site surveys conducted by the leasing & project teams.
      Designs retail branch and commercial offices layouts, with optimal space utilization and ergonomics in mind, in accordance to Old Mutual agreed look & feel, and specifications.
      Ensures drawings/plans are compliant with National Building Regulations (e.g. fire escape & toilet restrictions), SANS, OHASA (e.g. fire equipment ratio) and other statutory construction and related health requirements in respect of retail premises.
      Signs off construction drawings/plans with architectural certificate for council submission and approval, in terms of the architect/architectural technologist technologist SACAP registration.
      Submits constructions drawing/plans for council approval nationally, liaising with stake holders in the approval process, and obtaining occupation certificates as end result.
      Attend to measurement drawing, preparing and issuing of SAPOA certificates I accordance with the SAPOA standard method for measuring floor areas in buildings as amended from time to time (both for retail & commercial office space)

      We are the properties that sits inside Old Mutual Finance the unsecured lending arm of Old Mutual. As a properties team with provide a full turnkey solution to Old mutual Finance and some external Old Mutual Group business units (referred to as private clients)

      We manage 360+ Retail stores for Old Mutual Finance across the country where we sit in Large Regional malls Mayor Metro’s or in the high street in a town like Lusikisiki. We don’t own any buildings but are on the tenant side of the properties world. Size range from 50m² to 450m²

      We also manage 200+ private clients commercial offices across the county also in Mayor metro’s or Rural towns. From High end Wealth clients to lower scale standard commercial offices. Size range from 50m² to 2000m². We again here sit on the tenant side and do not own or manage buildings.

      We provide the following full turn key solutions

      • Leasing
      • Properties Legal
      • Properties Procurement with our own OMF procurement policies and group of Properties vendors with an annual spend of +- R500 mil.
      • Projects (Construct of new premises, Relocations, Closures, Upgrades, ATM installations, UPS installations, Water tank installations and Marketing or signage façade upgrades to name a few)
        • Max 2 months on site on a commercial site and max 1 month on a retail site
        • We do roughly about 200+ projects a year ranging from scale from R500k to R10mil per fit out.
      • Repairs and maintenance of managed premises via call center agents and Maintenance officer teams.
      • Design team managing all NBR requirements and managing of client specific corporate images.
      • Projects Co-Ordination managing all spends related to projects and some Adhoc FM services. Tracking of Budgets and managing of Ledgers to name a few of the services.

      Candidate Backgrounds skills and qualifications requirements

      The successful candidate does not need to come from a background in Retail and Commercial design with a strong understanding of SANS regulations in respect to these types of designs. With a good understanding of Council submission requirements.

      Your daily duties will include.

      • Be part of the team that produce council plans and attend to submissions to relevant authorities.
        • 90+ Retail store plans per year
        • 30 + Commercial office plans per year
      • Be part of the team that chase the below targets per year.
        • 70+ Plan approvals per year (To be achieved by following up with councils)
        • 30+ Occupancy approvals per year (To be achieved by following up with councils)
      • Min NDip or Btech Qualification in Architecture registered with SACAPSA as min Architectural Technologist or Candidate Architectural Technologist

      Candidate will be required to attend to the following duties.

      • Be part of the team that submit plans to local authorities across the country. To meet Business planning targets.
        • 90 Plans per year
        • All project-based plans to be submitted before projects team start onsite. (Proof of submission only)
      • Be part of the team that chase historic plan submissions to achieve plan approval and OC approval.
      • Be part of the team that Design and Facilitate Space planning layouts for Retail Banking Branches and Interior office fit outs.
      • Sound Knowledge of SANS & NBR regulations and ensure all plans comply with statutory regulations.
      • Be part of the team that Prepare and submit plans to local Authorities and obtain approvals and OC approvals. To ensure Team targets are met.
      • Liaise internally with project managers and leasing agents to ensure correct layouts are produced.
      • Measure accurately SAPOA measurements.
      • Be required from time to time to do site surveys in order to issue and check SAPOA Measurements.

      Job specific KRA’s:

      • Good communicator who keeps line manager and other internal role players up to date on progress of designs and submissions.
      • Individually responsible to interoperate Headcount documents and produce working designs.
      • Travelling, own transport, to do Site surveys
      • Cost Conscience to reduce cost to submit plans to council via 3rd party vendors.
      • Site measurements and surveys
      • Interaction with internal project managers and Leasing/Legal teams.
      • Computer proficient:
      • Knowledge of the SANS, National Building Regulations and Occupational Health & Safety Act experience, an understanding.
      • Candidate must be a hard-working, hands-on, go getter and team player, ready to join an established Properties team
      • Retail Store Design Experience (internal Layouts)
      • Commercial Office interior layout design experience
      • Council Submission experience and Preparation of council drawings.

      Minimum requirements:

      • Driver’s License
      • Own Transport
      • SACAP Registered
      • 3-5 years’ experience (Post-registration) - Autodesk Revit, Council submissions
      • Strong knowledge and understanding of SANS 10400
      • Retail and Commercial experience 1-2 years
      • Must have at least 2 years’ experience in relevant field
