- Diligence and Underwriting Support
- Assist in preparing scopes of work, project plans, and budget estimates for new acquisitions and asset transitions.
- Participate in initial site walks and vendor inspections for acquisitions to identify potential capital needs and assess building systems.
- Review third-party property condition reports and vendor findings; support integration of key findings into investment committee materials and ownership transition plans.
- Coordinate with internal and external subject matter experts (e.g., MEP engineers, structural consultants, environmental specialists) to refine understanding and cost estimates for critical issues identified during diligence.
- Support the Capital and Diligence team in coordinating with legal, environmental, and risk stakeholders as needed during diligence efforts.
- Help maintain and refine checklists, templates, and documentation workflows for repeatable diligence execution.
- Support identification and documentation of latent defects in acquired properties, including coordination of follow-up inspections and contractor engagement.
- Assist in tracking and managing warranty claim processes with general contractors, vendors, and consultants.
- Help evaluate repair scope options, solicit and review proposals, and support execution of targeted remediation efforts.
- Support on-site capital renovation activities, including monitoring construction progress, safety compliance, and quality control.
- Participate in kickoff meetings, inspections, and punch list closeouts.
- Assist with tracking schedules, processing invoices and change orders, and maintaining construction progress documentation.
- Evaluate operator-raised improvement requests by assessing urgency, necessity, and alignment with project priorities and budgets.
- Assist in developing scopes and budget estimates for enhancements during active or upcoming capital projects.
- High School Diploma required; Bachelor's degree in Real Estate, Construction Management, Engineering, or related field strongly preferred.
- Minimum of 5 years of project management experience, ideally within senior housing, healthcare, hospitality, or multi-family real estate.
- Familiarity with real estate due diligence processes, capital repair planning, and post-close defect identification is a plus.
- Strong organizational, communication, and problem-solving skills.
- Applicants must be able to pass a pre-employment drug screen.

JOB SUMMARY
This position plays a key role in supporting capital due diligence and underwriting across Welltower's national senior housing portfolio. Responsibilities include evaluating physical plant conditions, coordinating with consultants and subject matter experts, and assisting with capital planning for acquisitions, transitions, and ownership strategy. The Project Manager also supports remediation, project execution, and operator-requested improvements as part of the broader Capital Projects team This is a REMOTE role that must ideally reside in Washington D.C. area.

TRAVEL
Travel is required for property inspections, diligence walks, and remediation visits, including overnight trips. Approximately 50-70%.
MINIMUM REQUIREMENTS
Employment is contingent upon the successful completion of a background check, drug screening, and verification of employment, education, and other credentials relevant to the position.
COMPENSATION
Salaries may vary by location. The range for this role in the Washington D.C. area is $90,900 - $140,000 plus bonus. Final compensation determinations are made based on a variety of factors, including, but not limited to, the candidate's individual experience, education, and skill level; business strategic priorities; primary office location; scope and anticipated strategic impact of the role.
