Manage all aspects of leasing for existing and new locations, including renewals, extensions, assignments, and terminations.
Track critical dates such as commencement, expiration , options, rent escalations, and notice deadlines to ensure timely action and compliance.
Coordinate with Corporate Counsel for Real Estate on lease interpretation, document approval, and compliance issues.
Maintain accurate lease data, including base rent, CAM, taxes, insurance, and landlord obligations.
Prepare and update lease abstracts with Occupier, ensuring complete and accurate documentation.
Serve as the primary point of contact for all landlord communications and correspondence.
Handle routine landlord and center inquiries, maintenance coordination, insurance/COI requests, and property-related issues to ensure smooth operations.
Negotiate landlord consents, estoppels, SNDAs, and lease modifications in consultation with Corporate Counsel of Real Estate.
Send rent disputes, default notices, and other lease-related matters to Corporate Counsel of Real Estate
Maintain and regularly update the company’s real estate management platform (Occupier) with current lease information, documents, and notes.
Remain in constant communication with the Corporate Counsel of Real Estate for lease interpretation, document review, and approval of real estate agreements.
Partner with Operations and Facilities to ensure property-level issues are addressed promptly and landlord responsibilities are enforced.
Collaborate with Finance on rent schedules, audit responses, and landlord billing questions.
Maintain complete and organized records of all leases, amendments, and related correspondence.
Coordinate insurance certificate renewals, tax payments with Tax Department and Finance, and other deliverables required under each lease.
S ourcing local vendors and managing through onboarding process.
Negotiate vendor contracts when a contract is required or desired .
Manage the expiration and/or renewal of vendor contracts .
Point of Contact for landlord responsibility facility needs .
Assist with construction project management.
Update and maintain center specific vendors in the facility CMMS ( FlowPath ) .
4 years of experience in a similar capacity, Commercial Real Estate and construction experience.
Ability to communicate, negotiate, and discuss construction plans with architects, general contractors, and landlords.
Some experience with lease negotiations and comfortable communicating with property management and/or landlords.
Self-starter, attention to detail, sensitive to notice period deadlines
Capable of working from home if needed
Ability to work nights and weekends if needed
