      POSITION SUMMARY

      The Research Analyst, Development Planning & Feasibility EMEA will be responsible for conducting in-depth research and analysis on hotel markets across Europe, Middle East and Africa to facilitate the delivery of profitable growth for Marriott International. The Research Analyst will also prepare financial analyses and valuations of proposed projects, which can be new build, conversions, adaptive reuse, repositioning of existing hotels, etc. These markets and economic evaluations are instrumental to achieving Marriott International’s long-range growth strategy.

      The position of Research Analyst in Development Planning and Feasibility requires an understanding of the hotel industry and the development process.

      This role reports to Director Development Planning & Feasibility.

      SCOPE

      As a part of the Development Planning & Feasibility team, the Research Analyst acts as an in-house market expert advising various departments, namely Development, Asset Management and Operations, as well as frequent cross-discipline collaborations, to help facilitate decision making by providing a non-biased market insight and financial analysis.

      • The Research Analyst has meaningful and frequent interactions with:
        • Associates in multiple disciplines, such as Development, Operations, Business Analysis, Asset Management, other Finance disciplines, Legal, Global Design, Brand and Revenue Management.
        • Professionals at firms outside of Marriott, such as HVS, JLL, C&W, etc. and senior personnel with other lodging businesses.
        • Third-party developers, operators, franchisees.
      • Location requirements: The Research Analyst, Development Planning & Feasibility EMEA to be located at the London office.
      • Language Requirements: High proficiency (speaking, reading and writing) in English is required. Proficiency in additional languages including but not limited to German, Spanish, Italian or French preferable.
      • Travel Requirements: Business travel required, initially limited to less than 5%, increasing in frequency over time.

      EXPECTED CONTRIBUTIONS

      • Assist in preparing feasibility studies for all Marriott lodging products including:
      • Gathering relevant market information, as well as performing other primary market research in regard to economic, demographic, and urban development trends, and competitive lodging market performance (depending on the opportunity being studied, this may require visiting proposed hotel markets).
      • Assisting in the assessment of the appropriateness of potential hotel sites and opportunities for converting existing hotels to MI brands.
      • Analyzing market information and forecast occupancy and average room rates for proposed projects.
      • Compiling financial comparables to be used in creation of financial pro formas, as needed.
      • Interacting with appropriate Marriott personnel in Development, Operations, Business Analysis and other Finance disciplines, Brand, Global Design, Revenue Management and Legal.
      • Preparing concise, written documentation that presents the findings and conclusions for each project.
      • Perform franchise contract valuations and investment analysis to determine the financial and economic viability of proposed projects.
      • Support more senior Feasibility associates.
      • Contributes to the team’s knowledge base through specific and targeted assignments in relevant areas of interest.
      • Respond to, solve and make decisions on standard/routine business requests with limited risk.
      • Carry out his/her responsibilities independently and contributing to team, department and/or business results.
      • Assist the team in achieving business results by:
        • Utilizing technical knowledge and skills to enhance business processes.
        • Establishing priorities for self and, where appropriate, others.
        • Prepare and assist with internal and external business meetings with key stakeholders.
        • Allocating own time effectively to meet goals in a manner that does not disadvantage other associates or groups.
        • Contributing to the department as appropriate.
      • Demonstrates an awareness of personal strengths and areas for improvement and acts independently to improve and increase skills and knowledge.
      • Maintains knowledge of the latest trends and events in the hospitality industry in general, and particularly across EMEA by:
      • Reading current publications.
      • Attending educational and/or industry seminars or conferences.
      • Monitoring the economies and the hotel sector in key markets and sharing learnings with the group.
      • Networking with hospitality industry members.
      • Performs other duties as appropriate.
      • Complies with Marriott International policies and procedures.
      • Performs all work duties in an ethical, honest manner to ensure the Company’s integrity, as well as self-integrity.

      CANDIDATE PROFILE - KEY TALENTS AND EXPERIENCE DESIRED

      The minimum requirements and qualifications for this position include, but are not limited to, the following:

      • Bachelor’s degree in hospitality or finance-related areas.
      • Minimum of 2 years of relevant work experience within the hospitality industry.
      • Excellent verbal and written skills in English. Full command of format and style of American business communications. Proficiency in other languages highly desirable.
      • A thorough understanding of the real estate appraisal theory.
      • Knowledge of hotel operating statements, operating structure and environment. Prior hotel operations and market analysis experience highly regarded.
      • Proficiency in Microsoft 365 suite including Teams, PowerBI, spreadsheet, word processing and graphic presentation software programs.
      • Ability to travel.
