- Performs or assigns to subordinates the feasibility analysis of multiple types of real estate opportunities.
- Presents analysis and recommendations to decision making authority.
- Manages multiple (3-4) projects simultaneously for own work; delegates projects and tasks to subordinate employees. For all projects:
- Assembles a project team composed of individuals who will work on various aspects of the overall project; may need to engage external specialists/consultants to help leverage capacity and capabilities.
- Provides context and project vision to team members. Reviews any related Post Project Assessments with team.
- Utilizes a standardized project management process to initiate, track, update, report and conclude projects. Ensures project performance meets approved business plan objectives for quality, quantity, timeliness and resource utilization.
- Reviews and critiques partnership agreements and loan documents to ensure consistency with project feasibility and company goals.
- Checks self and others to ensure all loan and equity due diligence is performed.
- Coordinates and communicates with senior staff all feasibility analysis, loan and equity analysis and construction status.
- Prepares and delivers various presentations on project status to internal and external audiences.
- Prepares for loan and equity closings.
- Concludes projects by performing, documenting and filing a Post Project Synopsis.
- Reviews sites to determine availability, cost, zoning requirements, local ordinances and acceptability to the company seller/leaser. Requests variances and/or exemptions from zoning laws, when necessary.
- Provides budgeted timelines for acquisition of real estate and entitlements to construction phase.
- Coordinates with Property Management to keep them apprised of project status; effectively transitions responsibility of properties to that function.
- Researches and stays current with local, state, federal and industry trends, laws, and regulations.
- Identifies people, organizations and communities within the MidAtlantic region (PA, MD, DE, VA) which HDC might wish to partner with on low-income housing opportunities. Establishes and develops mutually-beneficial relationships with said people, organizations and communities, such as Housing Alliance of Pennsylvania, NHT, HPN, HAND, etc. Stays abreast of changes of key personnel in these organizations. Keeps informed of related low income housing development needs and opportunities in these areas.
- Always attentive to potential new real estate development opportunities; shares ideas with manager.
- A bachelor’s degree from an accredited school in real estate development or related field (Engineering, Architecture, Construction, Finance, or Accounting).
- Previous experience sourcing equity capital.
- At least 5 years direct work experience in affordable housing development.
- A current and valid driver’s license; must maintain.
- Strong MS Office computer skills; must be highly proficient in Excel spreadsheets to include pivot tables and macros.
- Prior managerial role(s) and experience being accountable for subordinate employees.
- Strong analytical capability (Pro Forma, Capital Budgets, Operational Pro Forma)
- Track record of building professional network including CPAs, Architects, Public Housing officials, Zoning officers, etc.
- Track record of successfully closing affordable housing projects within the past couple of years.
- Proven ability to effectively manage multiple projects simultaneously.
- High degree of organization skills.
- Successful completion of drug screening and criminal background check
- Work environment will be indoors and outdoors and will require moderate travel.
- Requires moderate physical demands; lifting up to 25 pounds, continuous standing, bending, walking, and lifting.
