  As a Senior Land Acquisition Analyst, you will support Land Acquisition efforts in providing an adequate supply of land to fulfill the business unit’s production needs on an ongoing basis. Responsibilities will include the following.

  - Identify acquisition opportunities through contacts with brokers, builders, bankers, landowners, engineers, planners, attorneys and municipal officials.
  - Research approvals/permits, zoning, engineering plans, improvement estimates, off-site improvements/contributions, soils/geology, wetlands, utilities, superfund sites, affordable housing component/contribution, building costs, overhead allocation, and interest carry.
  - Develop a broad understanding of the various municipalities within the business unit’s geographic boundaries.
  - Become knowledgeable about K. Hovnanian’s major competitors.
  - Visit competitive sites on an as needed basis.
  - Collate and input information from competitive communities relative to absorption rates, pricing floor plans and community specific demographics.
  - Prepare graphs, maps, marketing boards and standard features comparison.
  - Prepare competitive market analyses and write-ups.
  - Participate in land and sellout/pricing meetings with the business unit President and Land Acquisition Managers to evaluate potential land purchases.
  - Participate in community sellout/pricing meetings, if applicable.
  - Prepare financial analyses (including proformas, proforma assumptions, cash flows, ROI, etc.) and market analyses for parcels under consideration.
  - Review/interpret zoning/land use ordinances and master plans and identify developing business opportunities.
  - Study local publications for new communities and real estate related articles.

  A bachelor's degree from four-year college or university with a concentration in marketing, real estate, planning, business, or related discipline preferred. In addition, two years of experience in land acquisition along with strong analytical skills required. The ability to read and interpret documents such as procedure manuals and safety rules, and work with mathematical concepts such as probability and statistical inference is highly desirable. A willingness to work flexible hours with the ability to work as a team player in order to assemble information from a variety of sources on a timely basis is necessary.
