**Assignment:** Temporary (2 years)
**Position Overview:**
Weu2019re currently seeking a seasoned Asset Manager for a temporary 2-year assignment to oversee our Market Rate and Luxury Apartment Asset Management. This role is essential in supporting functions that drive favorable financial outcomes at our Market Rate Lease-Up Assets. Youu2019ll begin your involvement in advance of unit delivery and continue through conversion to permanent loans, occasionally supporting assets in loan refinancing or disposition.
**Key Responsibilities:**
- Recommend operational and policy improvements to enhance asset performance.
- Forecast occupancy and revenue, offering strategic solutions to address shortfalls.
- Conduct detailed reviews of key leasing and occupancy metrics, sharing insights with Ownership and Management.
- Ensure property management teams meet and exceed leasing and occupancy goals.
- Conduct monthly site visits to properties across Florida, North Carolina, South Carolina, Alabama, and Texas, ensuring quality standards in apartment units and common areas.
- Collaborate with Digital Marketing to refine each assetu2019s unique selling proposition and optimize marketing strategies.
- Monitor and report on market trends, property comps, and financial metrics to ensure asset profitability.
- Utilize software tools such as Yardi and Elise AI to enhance operational results.
**Qualifications:**
- Bacheloru2019s degree required; CAM certification is a plus.
- Preferred fields: business, finance, marketing, development, communication, property management, or real estate.
- Minimum of three years in Multi-Family Real Estate.
- Strong interpersonal and written communication skills.
- Proficiency in Microsoft Office, particularly Excel and Word.
**Travel Requirements:**
This role requires travel to our market rate properties in Florida, North Carolina, South Carolina, Alabama, and Texas (approximately 25% travel).
**Physical Demands:**
- Frequently stand, walk, and reach; occasionally lift up to 25 pounds.
- Requires both close and distance vision.

This role reports to the SVP of PMA, qualified candidate will be very results oriented and will be able to illustrate a track record for effective strategizing and delivery of results.ESSENTIAL DUTIES AND RESPONSIBILITIES:u00B7 Make recommendations related to operations or policies to improve resultsu00B7 Forecasts occupancy and revenue, provides recommendations to overcome shortfallsu00B7 Understands objectives related to leasing and occupancy metrics for each site lease-up on a granular levelu00B7 Completes routine granular review of data related to traffic, leads, applications, occupancy, resident retention and turnover, shares information with Ownership, PM and PMA, makes recommendations to improve resultsu00B7 Holds PM accountable for setting and attaining goals related to leasing and occupancyu00B7 Holds PM accountable for creating & maintaining professional relationships with top employers, universities, and service providers in each sub-marketu00B7 Understands each site team members leasing goals and reports achievements compared to goals in a dashboard format, makes recommendations when there are shortfalls to site and/or individual goalsu00B7 Visit sites at a minimum once monthly, or at an increased frequency when deemed necessary (25% travel)u00B7 Walks apartment units to ensure quality expectations are being met, establishes plan to correct when objectives are not being metu00B7 Ensures common areas and amenities meet quality expectationsu00B7 Explores use of software or AI to enhance results, understands Yardi functions, Elise AI and CRM lead managementu00B7 Shares feedback during revenue management processesu00B7 Responsible for ensuring unit make-ready dates in Yardi are optimal for leasing effectivenessu00B7 Works with Digital Marketing to approve each assets unique selling proposition and routinely reviews marketing plans to maximize effectivenessu00B7 Works with Digital Marketing to understand the overall ad campaign for each asset and proactively forecasts ad needs based on unit deliveries and or move-out exposureu00B7 Reviews Websites weekly, ensure call to action messages are current, photos are of highest quality and site is user friendlyu00B7 Becomes familiar with property comps, update weekly market studies and visit comps quarterlyu00B7 Hires a 3rd party vendor and manages processes related to Property Shop Reports, reviews Property Shop Reports and makes recommendations based on findingsu00B7 Periodically listens to recorded leasing/prospect sales calls to ensure sales processes are effective, makes recommendations to RVP when necessaryu00B7 Understands property screening criteria to ensure optimal results while minimizing financial risks to the assetu00B7 Monitors for negative trends related to resident returned payments, low or slow collections, increase in conditional application approvalsu00B7 Reviews monthly financials to ensure accuracy of concessions, other income, employee ledgers, bad debt and overall expensesu00B7 Participates in and/or lead meetings & perform site visits, including, but not limited to:Weekly Mkt Rate Ops Meeting, High Impact Meeting, Monthly Mkt Rate Data Transparency Meeting.u00B7 Other duties as assignedQUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS1.
