      PURPOSE

      According to prescribed policy and procedure and under the general supervision of the Senior Director of Development Closings, position assumes responsibility for managing the closing process for assigned affordable housing, market rate and/or acquisition development projects for national nonprofit affordable housing developer, owner, and operator.

      ESSENTIAL FUNCTIONS

      • Manage closing process for assigned housing developments (acquisition, new construction and/or rehab), primarily funded by Low Income Housing Tax Credit (LIHTC) equity, in collaboration with internal Project Leaders and outside partners to meet critical deadlines. Development pipeline averages 12-15 closings per Closing Manager per year. Process includes but is not limited to:

        Manage the gathering, preparation and circulation of due diligence items to multiple lenders/investors during the closing process. Coordinate internally to keep all development areas on track to meet target closing dates and deadlines.

        Work with outside counsel to facilitate, review, negotiate and finalize all documents required for closing, including loan documents, partnership agreements, and other transactional documents.

        Engage, review, and finalize title work, survey, and insurance;

        Coordinate the preparation of HUD-related packages, including Transfer of Physical Assets (TPA) and Housing Assistance Payment (HAP) Contract assignments;

        Secure and distribute all executed closing documents in a timely manner; and

        Ensure full compliance with corporate document management and storage protocols per project.

      • Provide all necessary support to Development Department team members in order to achieve quality, timely submission of housing development financing applications, including but not limited to LIHTC, HUD, FHA, Fannie and Freddie mortgage applications.

      • Serve as Administrator of online document management system with internal and external users.

      • Lead the management of critical document files throughout the life of a project and ensuring Departmental compliance with corporate document management and storage protocols.

      • Promote and participate as an active and supportive member of the National Church Residences Development team.

      EXPECTATIONS

      • Demonstrates and maintains a positive, professional manner, manages time efficiently and effectively, provides leadership as a role model to promote a team approach, collaborates and participates in policy creation and appropriate problem solving methods.

      • Must adhere to all policies, procedures, terms and conditions set forth in the National Church Residences’ Employee Information Guide (EIG), the Code of Conduct, as well as any facility handbook, including but not limited to, corporate compliance, drug free workplace, safe work practices, all federal, state, local regulations and laws.

      • With respect to Resident Rights, ensures all care is provided with respect and dignity for the residents/clients, their families and the staff. Reports all complaints made by residents/clients and/or families to the appropriate supervisors, reports all allegations of abuse, misappropriation of funds/resident property and/or any other corporate compliance, drug free workplace, safe work practices, all federal, state and local regulations and laws.

      • Completes all annual education requirements timely, including but not limited to Compliance, Privacy, Security and HIPAA training and exhibits behavior as set forth by the Code of Conduct in the performance of their duties.

      Education/Certification: College degree required.

      Experience Required: Not less than 3 years’ experience closing affordable housing real estate transactions required; real estate development, finance, corporate, nonprofit and/or government agency experience preferred.

      Skills/Abilities: Must have working knowledge of Windows, Microsoft Office Suite, and web-based applications; excellent written and verbal communication skills; detail-oriented with superior organizational skills; demonstrated ability to multitask and manage simultaneous deadlines; demonstrated research and analytical skills; advanced collaborative skills, with the ability to work with diverse internal and external parties to accomplish project goals in a collegial and team-based setting.

      Education: Bachelor’s degree required

      Experience: Minimum of 3 years’ experience closing affordable housing real estate transactions

      required; real estate development, finance, corporate, nonprofit and/or government agency experience preferred.

      Mental: Must have good communication, comprehension, computer and interpersonal skills. Must have the ability to speak, read, write and understand English
