**Position Summary:**
As the Development Director, you'll be responsible for creating new construction apartment opportunities throughout Florida. You'll lead deal generation and oversee all aspects of the pre-development process, including securing funding from Florida Housing and local jurisdictions.
**Essential Duties and Responsibilities:**
- Lead the pre-development process: market and site identification, contract negotiations, zoning, design, deal structuring, and relationship management.
- Assess market and financial feasibility using resources like tax-exempt bonds and SAIL funding.
- Conduct presentations and meetings with stakeholders to promote KPG and gain support for development activities.
- Prepare and submit financing applications for Section 42 rental housing tax credits, tax-exempt bonds, and other resources.
- Collaborate with KPG departments to generate a pipeline of deals for investment committee approval.
**Qualifications:**
- Bacheloru2019s degree (B.A./B.S.) or equivalent.
- 5+ years of experience in multifamily ground-up/new construction.
- Experience with Section 42 rental housing tax credits.
- Strong language, math, and reasoning skills.
- Advanced proficiency in MS Office.
- Team player with strong interpersonal skills and flexibility.
- Willingness to travel 40-60% of the time with a valid driveru2019s license.

Ability to write and interpret reports, correspondence and manuals. Ability to effectively present to groups of people including employees, vendors and the general public.u00B7 Math Skills - Ability to work with concepts such as internal rate of return (IRR), net present value (NPV), and various other valuation metrics. Ability to apply concepts such as fractions, percentages, ratios and proportions to situations.u00B7 Reasoning Skills - Ability to solve problems and work with a variety of concrete variables in situations where only general guidelines exist.
