nWhat Youu2019ll Do:
nThe Purchasing Manager assists in special projects relating to the origination, negotiation, and management of supply contracts for local vendors.
nYour key responsibilities include:
nu00B7u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Creating and setting up new communities to bid in the Vendor Database.
nu00B7u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Send out Bid Invites via email to interested vendors.
nu00B7u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Creating Spec Level & Scope of Work and coordinate plans.
nu00B7u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Research and respond to bidders' questions via email and phone calls.
nu00B7u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Pull bids from our bid program, NewStar; merge the bids to include base and options into Excel and format.
nu00B7u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Compile the lowest bids and create a budget template in Excel.
nu00B7u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Negotiation of contracts to include base and option.
nu00B7u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Execution of contracts and entering budgets.
nu00B7u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Respond to calls and emails from production and subcontractors regarding contracts, plans, questions, etc.
nu00B7u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Set up, maintain, protect, and ensure accuracy of all documents in Vendor Database to include plans, sublists, community information, documentation, etc.
nu00B7u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Provide ongoing support for Forward Planning, Centralized Purchasing Administration, and Subcontractors.
nu00B7u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Coordinate plan changes from production to consultants on new and active communities.
nu00B7u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Communicate outstanding issues where Purchasing and Forward Planning interface.
nu00B7u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Provide support for all vendor contracts, subcontractors, scopes, contracts, and production concerns.
nu00B7u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Communicate work progress and outstanding issues with the direct report daily.
nu00B7u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Support the starts team and Build Pro Admin
nu00B7u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Review take offs and estimates for accuracy, perform estimating duties as necessary.
nu00B7u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Perform other duties as needed or assigned.
nWhat You Have:
nu00B7u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Strong negotiating skills.
nu00B7u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Ability to analyze problems and recommend solutions.
nu00B7u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Ability to maintain effective working relationships with customers, contracted agencies and workers, other employees, supervisory personnel.
nu00B7u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Excellent organizational skills and detail-oriented.
nu00B7u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Residential Construction knowledge or experience.
nu00B7u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Estimating experience preferred.
nYour Education and Experience:
nu00B7u00A0u00A0u00A0u00A0u00A0u00A0u00A0 A Bachelor's Degree in Accounting, Business, or Construction Management is preferred.
nu00B7u00A0u00A0u00A0u00A0u00A0u00A0u00A0 2 - 5 years of purchasing experience preferred.
nu00B7u00A0u00A0u00A0u00A0u00A0u00A0u00A0 3 - 5 years of General Office Organization, Contract Administration, or Administrative Assistance experience.
nu00B7u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Residential Purchasing and Contracting is preferred.
