- Works with building property managers and management companies to ensure all Elligo facilities currently located in Austin, TX, Quincy, MA, and New Bedford, MA, are safe, up to code, and fully operational.
- Manage service contractors, third-party vendors, and indirectly manage related support personnel.
- Responsible for routinely inspecting all building systems in compliance with all OSHA and safety regulations as well as ensuring optimal operation and performance.
- Monitor condition of all in-house, retrofit and cosmetic improvements, for facilities and equipment to rapidly address and resolve matters when facilities maintenance falls short.
- Develops technical specifications, initiates and negotiates bids, and manages contracts to support facilities and associated equipment.
- Plans, prepares cost estimates and manages office and furniture moves within determined budgets and timelines.
- Manage activities and performance of service providers who conduct work on site.
- Reviews and manages invoices and payments to service providers for work completed.
- Prepares and manages preventive and corrective maintenance for office equipment and facilitates maintenance of medical equipment in Elligo research clinics, as required.
- Manage maintenance and track certification of safety equipment in coordination with building property managers and management companies, including fire sprinklers, fire extinguishers, and fire alarms.
- Manages facility access controls in coordination with Elligo’s IT department, building property managers and management companies.
- Prepares and maintains budgets for multiple facility cost centers.
- Trains employees in the workplace, if required
- Bachelor's Degree in Facilities Management, Engineering, Business Administration, or related field preferred.
- 3-5 years’ experience in facilities maintenance & management; experience with facilities and equipment expansion is a plus.
- Prefer five (5) or more years working in a facilities role, construction, or other related field.
- Experience working with landlords, building management organizations and external contractors.
- Experience developing specifications for contracted facilities work and associated vendor management.
- Or equivalent combination of education and experience.
- Hands on skills and experience with facilities and equipment installation, repair, and maintenance a plus.
- Must have working knowledge of building maintenance and aspects of construction that enable oversight of facilities support, including compliance with OSHA workplace safety.
- Should have general knowledge of environmental compliance for storing, disposing and storage of hazardous materials.
- Demonstrated success in administering service providers.
- Strong interpersonal skills and problem-solving ability.
- Proven record of providing excellent internal and external customer service.
- Excellent verbal and written communication skills.
- Proficient in MS Office tools including Word, Excel, and PowerPoint.
- Strong organizational skills with the ability to handle multiple priorities.
- High level of professionalism.
- Flexible to meet an uncertain work schedule as required by facilities needs.
JOB SUMMARY
The Facilities Manager implements building maintenance and operational programs, coordinates site safety programs and ensure all facility processes and compliance programs are met. The Facilities Manager will manage vendor contracts and relationships, and provide support to all facilities. This role is responsible for establishing standards and guidelines for facilities operations, major equipment, and systems use and replacement, determining long range replacement plans, and assisting in the implementation of these programs. May manage a matrixe project team to achieve facilities goals.
SUPERVISORY RESPONSIBLITIES
The facilities manager is responsible for indirectly managing support personnel, service contractors, and third-party vendors. Manages Elligo team members indirectly for specific task accomplishment.

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, and photocopiers
Must be able to lift up to 50 pounds at times.
Must be able to access and navigate all areas of the facilities.
Some flexibility in hours is allowed, but the employee must be available during the “core” work hours of 9:30 a.m. to 3:30 p.m. and must work 37.5 hours each week to maintain full-time status. Occasional evening and weekend work may be required as job duties demand.
Moderate travel is required for this position, approximately up to 50%.
