- Supervise, direct, and guide maintenance associates to ensure service requests are delegated appropriately and completed accurately.
- Update, execute, and document the preventive maintenance schedule.
- Conduct regular property inspections of grounds, buildings, and common areas to maintain safety and cleanliness standards; identify issues, hazards, or maintenance needs, and address or report them to the Community Manager.
- Oversee and schedule all aspects of the make-ready process to ensure apartments are ready for occupancy, including move-out/move-in inspections, electrical, HVAC, plumbing, appliance repair, and preventive maintenance.
- Collaborate with the Community Manager to prepare the maintenance budget, recommend property upgrades, and capital improvements, ensuring costs stay within the approved budget.
- Partner with the Community Manager on all aspects of employee lifecycle management—recruitment, hiring, orientation, training, development, and performance management of the maintenance team.
- Ability to multi-task, stay organized, and meet deadlines.
- Excellent customer service skills demonstrated through respectful interactions and communication.
- High school diploma or equivalent.
- EPA-CFC certification is required; EPA-LBP certification is required for properties built before 1978.
- Leadership and collaboration skills—ability to motivate, lead, and work effectively with colleagues, vendors, and clients.
- Experience in apartment maintenance is preferred.
