- Attend weekly L10 meetings and record minutes.
- Understand and follow property deadlines.
- Manage deposit accounting procedures weekly and ensure checks are mailed within 21 days, per CA State Law.
- Perform quarterly file audits to confirm condition and contents adhere to BFPM standards.
- Resolve resident relation issues.
- Explain ledgers to residents as needed.
- Perform ledger audits.
- Serve routine notices to residents.
- Manage property maintenance and related projects.
- Maintain accurate resident records in the company system.
- Inspect properties to ensure standards are maintained; evaluate maintenance, grounds, and housekeeping operations.
- Inspect vacant apartments for market-ready condition.
- Perform leasing duties when assigned, including pre-leasing.
- Implement corrective programs for apartment communities.
- Conduct property inspections.
- Prepare annual operating and capital budgets; monitor and recommend on budget performance; assist with monthly reports.
- Review and approve expenditures within budget guidelines.
- Act as primary liaison between Owner/Owner's Representative and BFPM when needed.
- Use established communication systems for coordination between Property Managers, Regional Supervisors, and the Corporate Office.
- In the absence of a Manager, serve as the main point of contact for residents.
- Travel to sites as required; must have reliable transportation.
- Assist with other assigned tasks.
- At least 3 years managing apartments
- At least 1 year managing staff
- Yardi experience
- Knowledge of California Property Management Policies and Procedures
- Knowledge of property maintenance, marketing, and insurance
- Strong verbal and written communication skills
- Supervisory, personnel management, and organizational skills
- Ability to delegate, problem-solve, and communicate effectively

Job Summary: The Onsite District Property Manager is responsible for managing the property's day-to-day operations, including leasing, marketing, move-in approvals, lease renewals, and resident relations. This role also involves leading the team to ensure smooth property management and enhance tenant satisfaction, driving overall property success.
Reports To: Regional Property Supervisor
Position Type: Full-time
Locations: Santa Monica/ West LA
Unit Type: 1-2 bedroom (free unit)
Pay Rate: $20-25 hourly
Number of Units: 175 units
