- Coordinates real estate processes throughout the project's lifecycle, including preparing new real estate files and assisting real estate and construction managers with letters of intent and packages. Inputs, updates, and distributes site information and project schedules where appropriate.
- Leads the coordination and tracking of renewals, relocations, expansions, early terminations, store closures, estoppels, storage agreements, signage agreements, subleases, and lease amendments.
- Prepares packages, including analysis of store P&L and comparison with projected renewal rates. Gathers data on lease references and financial analysis of assets.
- Updates asset management, monthly reports, quarterly portfolio review forms, and other related documents.
- Facilitates negotiations with the landlord regarding lease issues.
- Provides project management and leadership to complete all required project tasks for new stores, relocations, expansions, remodels, and programs in assigned areas.
- Oversees all procurement, bid negotiation, and contracting. Ensures properties are delivered from landlords by the lease documents.
- Effectively communicates with all team members during construction leads project punch list review and project closeout activities.
- Works collaboratively with construction general contractors, facilities, real estate, and design to generate successful construction methodologies, systems, and procedures that lead to optimal outcomes in time, cost, and quality of work.
- Develops historical cost analysis in support of accurate store cost.
- Maintains, adjusts, and updates project plans as needed. Consolidates, communicates, and manages all issues and risks affecting the project. Communicates project status to project participants and stakeholders accurately and on time.
- Tracks the status of all new store lease packages for completion.
- Assists managers in preparing tour books of recommended sites for new locations utilizing geographic and demographic analysis. May also present materials to senior management, operations, and other internal partners.
- Assists in preparing management pipeline reports and business plans. - Attends industry events as needed. - Creates, maintains, and distributes store tracking reports and dashboards. Assists with office administrative support functions, preparing correspondence, and processing incoming mail, calls, and emails. - Creates and maintains a lease database for all new and existing locations.
- High school diploma or GED or 4+ years of US military experience - Preferred: Bachelor's degree in facility or construction management, architecture, or a business-related field
- 10+ years of real estate administration, including tracking
- 5+ years' experience using real estate/lease administration management software (MS Project, Tririga/Propertyworks/accruent, Simms/PlacerAI/ESRI, Project Mates, Tableau, etc.)
- 5+ years of vendor/supplier management
- 7+ years of progressive experience in a role performing project management job functions for construction projects, including permitting and approvals
- 5+ years of experience in a role delivering 15 or more concurrent projects in a retail, fitness, or restaurant environment (QSR)
- 5+ years of experience in a role performing financial analysis, budgeting, and planning for construction projects
