      The Property Manager provides strategic improvements and oversees maintenance, grounds, facilities and fleet teams to improve work efficiency and system processes and to ensure Sky ranch guests experience a safe and welcoming atmosphere. This position also serves as a mutual aid to other camps as it pertains to policies, procedures, and formalities for ensuring proper documentation for facilities. Lastly, the Property Manager plays an integral part in overseeing the tracking, budgeting, and expenditures of the annual Capital Budget in addition to the planning and execution of master planning and assisting in receiving and reviewing bids for work to be completed at Sky Ranch.


      ESSENTIAL DUTIES AND RESPONSIBILITIES

      • Manage and oversee Utilities, Grounds, Maintenance, Fleet, Site Development, and all construction projects to ensure guidelines are met and executed as defined.
      • Ensure facilities are functional and ready for guests pertaining to but not limited to the following: cabins, meeting rooms, dining hall, all of grounds care, all of housekeeping care, all vehicles, watercraft, trailer transportation and golf carts/ ohv’s, all cleanliness, all potable water, all grey and black water, all safety gauges pertaining to fire and monitoring of fire systems, all pest control and the maintenance of all the activity structures.
      • Ensure that the Camp Director and Director of Facilities and key leadership are kept informed regarding issues, threats, challenges, and major facility incidents of the camp.
      • Assure adequate training and staffing of operational and maintenance functions of the camp to ensure an efficient, effective, and safe operation.
      • Ensure all inspections, registrations, certifications, recordings, licenses are current and operational.
      • Maintain current State of Colorado water and wastewater certification and meet all Colorado testing and regulatory requirements for the camp water and wastewater.
      • Supervise the work and conduct of the maintenance staff, camp staff or volunteer that would work in such a capacity, ensuring Christian values are presented, practiced, and preserved.
      • Seasonal preparation of the facility, grounds and fleet for changing seasons including registrations and insurances are current.
      • Responsible for snow removal in the winter (roads, decks and roofs)
      • Work alongside Camp Director to manage all facility needs and wants of capital budgeting from all the different departments at the camp property and oversee and assist with managing WIP, (work in progress) capital expenditures and ensure projects stay on budget.
      • Manage departmental budgets, including preparation and adherence to Board approved FY budgets. Obtain approval and submit documentation of expenditure ensuring a well-documented trail for audit purposes.
      • Provide leadership/direction in function, oversight, development and management of maintenance work such as repairs to facilities and property with a goal of preventive maintenance of all property and all vehicles.
      • Obtain and maintain proper equipment, tools, materials and training to ensure employees are adequately equipped to effectively do their jobs.
      • Manage vendor relationships that are pertinent to Sky Ranch from an operational standpoint. Ensure all vendors are insured and keep copies of all insurance paperwork on site.
      • Take oversight or be in communication for any outsourced projects that are conducted on camp.
      • Ensure all requirements and permits are met:
      • o CDPHE requirements are met, all permits are valid for potable water, wastewater and sewer water.
      • o All water tests are taken in a timely manner and documented.
      • o All annual inspections are completed for the fire suppression system.
      • o All preventive maintenance spreadsheets are documented.
      • o Maintain current State of Colorado water and wastewater certification and meet all Colorado testing and regulatory requirements for the camp water and wastewater.
      • Plan maintenance work to minimize guest interruption or guest inconvenience. Ensure revenue producing facilities are available during peak season.
      • Set priorities and schedule physical improvements to property. Determine material and equipment required to complete developmental efforts and improvements.
      • Participate actively in Operations meetings to ensure planning, scheduling, and guest care.
      • Manage the safety for any in-flow and out-flow of guests that come on camp including parking designation, bus or shuttle services, and vehicle designation as needed.
      • Respond immediately or have a designee at disposal to respond immediately to handle crisis type situations that may arise at camp. This includes evacuations in camp emergency functions/responses such as fire or weather.
      • Participate in development and execution of Sky Ranch’s vision and strategic objectives as a member of the Ute Trail Team.


      OTHER DUTIES AND RESPONSIBILITIES

      • Maintain compliance with Sky Ranch’s employee policies and procedures.
      • Maintain compliance with all state and federal laws and regulatory requirements.
      • Perform other duties as required
      • Assist in any way in hosting school year retreats (serving, hosting, housekeeping)

      QUALIFICATIONS:

      EDUCATION

      High school degree or equivalent experience required.

      EXPERIENCE

      At least seven years of experience in a related field.


      KNOWLEDGE OF

      • Working knowledge of basic hand and power tools common to duties of this position.
      • In-depth understanding of the field of property management and wastewater management, through construction and/or maintenance management.
      • Experience using basic lawn maintenance tools, including but not limited to: mowers, weed-eaters, sprayers, blowers, hand and power saws, and chainsaws.
      • Basic working knowledge and ability to use various office software including, but not limited to, Microsoft Word, Excel, Outlook.
      • Knowledge of vehicle and fleet management.
      • Understanding of housekeeping procedures.

      IMPACT ON EQUIPMENT AND PROPERTY

      Maintenance and lawn equipment, vehicles, small engines and Sky Ranch owned properties.


      PHYSICAL DEMANDS

      • Ability to use up to 20 pounds of force routinely, and/or up to 50 pounds of force occasionally to move objects.
      • Ability to grasp, push, pull, carry or otherwise manipulate objects; ability to perform tasks requiring action of muscles or groups of muscles and foot and/or hand-eye coordination.
      • Requires much physical agility, including but not limited to: bending for items below or reaching for items above the individual; crawling under desks; stooping, and climbing step stools or ladder.


      WORK ENVIRONMENT

      • Works indoors in normal office environment half of the time, and outdoors half of the time.
      • Can be greater than normal exposure to physical risk based upon work at the time. Risks are those found in maintenance type jobs that work with heavy duty equipment and tools.
      • Ability to travel to various geographic locations, including travel by car, and some overnight stays including weekends.
