      If you're a closer in this industry, you already know the real bottleneck isn't talent. It's leads. You're good on the phone. You can hold rapport, handle objections, and lock a contract when you get in front of the right seller. The problem is getting in front of them. You're spending half your week chasing cold lists, paying for skip traces, running your own ads, or burning hours on dials that go nowhere. The deals you do close are funding the marketing for the next batch of leads. That's not a closer's job. That's a marketing job you got handed because nobody else would do it.

      Property Halo is the other side of that equation. We're a 50-state acquisitions operation generating 50+ raised-hand seller leads every single day. Not cold lists. Not drip campaigns. Not aged data someone else already burned through. These are homeowners filling out a form right now asking us to make them an offer. The marketing engine is built, paid for, and running. Your only job is to pick up the phone and close.

      We're building the greatest single family investment company in the country, and we need closers who can match our pace, hold our standard, and treat sellers right while locking up deals. We're leaving money on the table every single day because there aren't enough hours to call every lead. That's not a problem you fix with more leads. That's a problem you fix with more closers.

      Responsibilities

      What You'll Do
      Take inbound calls and follow up on form submissions. Every day, you work a fresh queue of motivated sellers from all 50 states. These are homeowners who have already raised their hand, filled out a form, or called in directly. You're the first voice they hear. Speed to lead matters. So does tone.
      Run discovery calls that actually uncover something. Dig into the seller's situation, timeline, real motivation, property condition, mortgage and lien picture, and what they actually want out of this. The closers who win here listen more than they talk and walk away knowing exactly what play fits the seller.
      Pull comps and structure offers that hold up. Use our internal pricing tools, comparables data, and rehab estimation resources. Every offer you put out should be defensible to the seller, to a buyer, and to us. Sloppy pricing kills deals and reputations.
      Present cash and novation offers with full transparency. Two playbooks running side by side. You need to know which one fits the seller in front of you and walk them through it confidently.
      Lock the contract and run dispo. On cash deals, work our buyer network and your own to move it. On novations, partner with our listing agent network to get it priced right, marketed right, and sold. Our TC handles paperwork between seller, you, and buyer. The deal momentum is yours to drive.
      Drive deals to the closing table. Contracts don't close themselves. Title issues come up. Inspections come back rough. Buyers get cold feet. Sellers panic three days before close. Stay engaged, solve problems instead of escalating them, and get to the table. That's where you get paid.

      You'll work both traditional cash deals and novations, and roughly half the deals you close here will run on the novation play. Cash is for sellers who need speed, certainty, and an as-is sale. They have a timeline, a problem, or a property that won't survive a retail listing. We lock the contract at a number that works for us and an end buyer, and you find that buyer through our network and tools. You earn on the spread.

      Novations are where a lot of our best deals come from. When a seller wants more money than a cash offer can support but doesn't need a 14-day close, we get the property under contract, coordinate light cleanup where it makes sense, and list it on the retail market through an agent partner. Seller hits their net target, buyer gets a property they actually want, and we earn the spread between what the seller needed and what the market paid.

      You need to understand the mechanics cold: how the agreement works, how the agent partnership works, how to walk a seller through the timeline, how to handle the questions that come up mid-listing, and how to keep everyone aligned from contract to close. The non-negotiable across both plays: the seller knows what we're doing and why. Always.

      Qualifications

      Job Qualifications
      • 2+ years closing real estate deals, with recent activity. Wholesale, novation, agent retail, or investor acquisitions all count
      • Proven track record of taking a lead from first call to signed contract without hand-holding
      • Strong phone presence. You can build rapport, control a conversation, and handle objections without going off the rails
      • Working knowledge of how to pull comps, evaluate condition, and structure offers in unfamiliar markets
      • Comfortable running both cash and novation plays, or sharp enough to learn the novation side fast
      • Self-managed operator. You don't need a manager checking your calendar to make sure you're working
      • Coachable. You take feedback on calls and apply it the next day, not next quarter
      • Reliable computer, headset, quiet workspace, and solid internet
      • Available full-time, including evenings and weekends when sellers are available

      Other Qualifications
      • Experience with high-volume inbound lead environments preferred
      • Familiarity with CRM and dialer systems (we'll train you on ours)
      • Background in investor acquisitions, dispositions, or transaction coordination is a plus
      • Existing cash buyer network is a bonus, not a requirement. We have ours
