- Help Lead Loan Origination & Lead Loan Marketing Process: Identify and evaluate potential lending institutions suitable for financing based on an assets underlying business plan. Prepare marketing materials and lead lender DD process. Review, negotiate, and finalize everything from term sheet to loan documentation in conjunction with legal counsel.
- Relationship Building: Manage and expand lending relationships across all lender types (commercial banks, debt funds, life insurance companies, etc.) ensuring we are securing best-in-market terms.
- Financial / Data Analysis: Complex financial modeling to include cash flow projections, hedge analysis / recommendation, cost estimates, database management, etc.
- Critically evaluate existing and new assets to ensure the right capital structure is in-place to execute on the intended business plan
- Closing coordination to ensure a smooth loan origination process. This includes being the primary source of communication to a variety of external parties such as appraisers, consultants, and capital partners.
- Assist in the development and implementation of asset level and portfolio level hedging strategies.
- Manage existing portfolio of debt by being a resource to team members as questions or issues arise
- Help guide and be a resource for junior team members.
- Minimum of 4 and preference of 5+ years of experience in a fast-paced, finance environment with a focus on mortgage secured CRE loan origination, structuring, or similar capital markets role
- Experience with financing a variety of real estate product types (retail, office, residential, etc…). Candidate should not have multifamily only experience
- Knowledge and ability to navigate the entire capital stack (senior / mezz debt, preferred / common equity, and fee / leasehold structures)
- Ability and desire to take ownership of and lead financings
- Detail oriented with strong communication (business writing and proofreading), presentation, and negotiation skills
- Excellent financial analysis skills and facility with mental math
- Strong time management
- Proficiency in Excel modeling is required. Familiarity with Argus and PowerPoint preferred
- Bachelor’s degree in quantitative fields such as finance, accounting, mathematics, economics, etc.
Overview
WS is searching for a highly motivated Senior Associate or Director who will primarily be responsible for assisting in the sourcing, structuring, and closing of property level debt. This role is part of the broader Investment Team so will also include some more equity-oriented activities. The Senior Associate or Director will focus on various types of financing to include acquisition, bridge, construction, and permanent loans in our ever-expanding real estate portfolio.
This is an exciting opportunity for the right individual to help own WS’s debt strategies and continue to bring new ideas in order drive process efficiencies. This role will manage the firm’s debt internally while working collaboratively with our investment / other cross-functional teams, and external partners to prepare loan materials and ensure smooth closings. This role is based in Boston, though candidates based in the Northeast are encouraged to apply and will be considered eligible, with regular travel to Boston required.
