Job Title: Senior Property Manager
Location: Liverpool, NY Field Support Center
Reports To: Director of Property Management and Finance

Company Overview:
Raymour & Flanigan is the Northeast’s largest furniture and mattress retailer operating nearly 200 showroom, warehouse, office and transportation locations. The company is seeking a highly skilled Senior Property Manager to join our Real Estate team. Based at our Liverpool, NY Field Support Center, this role will play a critical part in managing our commercial property portfolio to support our operational and strategic goals.

Job Summary:
The Senior Property Manager will oversee the management, maintenance, and optimization of Raymour & Flanigan’s real estate assets. Reporting directly to the Director of Property Management and Finance, this role will ensure properties are maintained to high standards, leases are effectively negotiated, and tenant relations are strong. The position is based in Liverpool, NY and requires intermittent travel.

Key Responsibilities:

• Portfolio Management: Receive, prioritize and dispatch service requests for assigned locations. This includes proactive planning and preparation for seasonal changes, important sales events and other value-add opportunities.
• Property Maintenance: Schedule vendors and contractors for repairs, maintenance, and capital improvements to ensure properties meet safety and operational standards on an ongoing basis.
• Financial Oversight: Develop and manage property budgets, monitor expenses, and provide financial reports to the Director of Property Management and Finance.
• Tenant Relations: Act as the primary point of contact for tenants, addressing concerns and ensuring high satisfaction levels for specified geographic regions.
• Compliance: Ensure the assigned properties comply with local, state, and federal regulations, including zoning, safety, and environmental standards.
• Vendor Management: Source, negotiate, and manage contracts with third-party service providers, ensuring cost-effectiveness and quality.

Qualifications:

• 7+ years of experience in commercial property management, preferably in retail or corporate real estate.
• Strong knowledge of property operations, vendor management and financial analysis.
• Excellent communication skills to manage associate, tenant and vendor relationships.
• Proven ability to manage budgets and deliver projects on time and within scope.
• Proficiency in property management software and Microsoft Office Suite.
• Ability to work independently and collaboratively in a fast-paced environment.

Work Environment:

• Based at the Liverpool, NY Field Support Center with travel to properties as needed.
• Collaborative team environment with direct access to senior leadership.
