      What to Expect (Job Responsibilities):
      - Manage the growth and development of the department's affordable housing and investment portfolios
      - Identify, analyze, and develop properties for acquisition, preservation, and new construction
      - Oversee multiple complex real estate transactions, including low-income housing tax credit partnerships
      - Facilitate approvals and prepare reports for boards, funders, and investors
      - Collaborate with public and private organizations to secure resources for housing development and rehabilitation

      What is Required (Qualifications):
      - Bachelor's Degree in project management, business administration, public administration, architecture, civil engineering, or a related field, and five (5) years of responsible project or construction management experience, including two (2) years supervising professional-level staff; OR
      - Associate's Degree in a related field and seven (7) years of responsible project or construction management experience, including two (2) years supervising professional-level staff; OR
      - Equivalent combination of coursework and experience totaling nine (9) years in construction or project management, including two (2) years supervising professional-level staff
      - Valid driver's license in the State of Oregon with an acceptable driving record
      - Successful completion of a criminal background check

      How to Stand Out (Preferred Qualifications):
      - Extensive experience in affordable housing real estate development, including tax credit financing for new construction and rehabilitation
      - Strong project management skills across diverse tasks and teams
      - Experience administering federal programs for affordable housing, such as LIHTC, HOME, CDBG, and federal voucher programs
      - Proven ability to negotiate and resolve conflicts effectively
      - Ability to close complex affordable housing transactions and manage budgets
