The Facilities Manager leads a multi-dimensional team that maintains the physical facility (350,000 square foot, with surrounding grounds and attached public parking ramp), environment, surroundings, and external conditions that support the day-to-day operation of the organization. Oversees all infrastructure (including construction/remodeling), maintenance (short and long-term), and custodial operations. Informs strategy and supports immediate and long range infrastructure planning to meet current codes and to increase operational efficiency.
Job Duties and Responsibilities
Key accountabilities include but are not limited to:
Develop and implement standard operating procedures that reflect industry best practices for maintenance, managing repairs, and facility management
Responsible for hiring, training, and coaching employees, facilitating regular team meetings, building team engagement, and setting and managing work expectations and performance
Supervise and provide direction and support to the Facilities Support Manager, Custodial Assistant Managers, and Lead Grounds Technician
Supervise and provide mechanical, electrical and plumbing (MEP) technical direction to a team of Maintenance and Utility Engineers (either directly or through a Lead Maintenance Engineer)
Primary responsibility for the execution and ongoing improvement of the preventive maintenance program for the SMM buildings and grounds.
Support the preparation of the annual facilities budget and a long-range capital improvement budget for the facility, inclusive of the ramp, custodial, and grounds.
Manages and is accountable for departmental purchasing and budget tracking.
Participate in maintenance outsourcing determinations for facilities needs. Monitor and oversees the work of external contractors to ensure that terms of agreements are met and that the work is completed satisfactorily
Supports the museums’ long term sustainability goals in all aspects of facilities, grounds, and custodial operations.
Oversees the troubleshooting and response to after-hour issues as needed regarding the operational aspects of the facilities such as HVAC issues, fire alarm malfunctions, electrical outages, water leaks, etc.
Coordinate OSHA required workplace safety training in collaboration with the internal public safety department.
Actively participates as a cooperative member of various department, division and Museum teams and work groups

Required Competencies
Knowledge of facilities maintenance and custodial principles practices
Knowledge of contract management principles and practices
Demonstrable experience leading and interpreting construction plans, specifications, drawings, maps, and/or other related technical documents;
Ability to develop and maintain effective working relations with staff (in department and across the Museum), contractors, and the general public
Must be skilled in supervising, coaching and developing staff and executing work through your team

Education:
Minimum two year technical college degree in HVAC systems, or two-year technical certificate in Facilities Management, Construction Management or related field.
Required Experience and Proficiencies:
Minimum 5 years building management experience for major facilities (200,000 sq. ft. plus grounds and parking ramp)
2+ years experience managing a team, inclusive of coaching and developing, directing workflow, and performance management.
10 years of progressively responsible facilities experiences.
Excellent verbal, written, and electronic communication skills.
Extensive experience in electronic asset management, Preventative maintenance, and service ticket execution.
Extensive knowledge of OSHA workplace safety regulations and procedures
Knowledge of hazardous chemicals, spill clean-up, and disposal of waste
Familiarity with Google suite applications
Experience prioritizing building needs to stay within an annual budget
Ability to read and interpret existing as built documentation inclusive of all discipline’s drawings, submittals, and OEM documentation.
The desire to lead and collaborate in a diverse and equity centered workplace.
Strong troubleshooting experience with MEP building systems; large air handlers, pumps, chillers, hydronic coils and systems, steam coils and humidification systems.
Knowledge of wet, dry, and chemical fire systems.
Experience with building automation systems.
Preferred:
Management experience in a union environment
Certifications: OSHA certification for general industry, CFM, CEM, FMP preferred
May substitute equivalent combination of education and experience, as determined by hiring manager.
Work Environment: Will be working onsite at the Science Museum of Minnesota. Work schedule involves occasional evenings and weekends.
The pay range for this role is $80-$105k/year, dependant on qualifications. This position may be hired at a Sr. level depending on qualifications.
