- Serve as primary point of contact for property owners, asset managers, and municipal partners.
- Conduct regular performance reviews, present operational reports, and address service issues promptly.
- Identify opportunities to enhance revenue and client satisfaction (rate studies, new services, tech upgrades).
- Direct daily parking, valet, shuttle, and cash‑handling activities.
- Develop staffing schedules to match occupancy patterns and special‑event demands.
- Review audits, signage, lane equipment, and facility cleanliness to meet brand standards.
- Coordinate preventive maintenance and capital‑project requests.
- Prepare site budgets, forecasts, and monthly P&L variance analyses.
- Implement revenue‑control procedures; reconcile daily transactions and investigate discrepancies.
- Achieve or exceed agreed KPIs (occupancy, yield, ancillary sales, PAR revenue).
- Recruit, train, and coach front‑line employees, supervisors, and valet attendants (10‑50+ staff depending on location).
- Monitor labor costs, OT, and scheduling to stay within budget.
- Conduct performance evaluations and administer corrective actions when necessary.
- Promote a culture of safety, accountability, and customer focus.
- Ensure adherence to company policies, OSHA regulations, and local parking ordinances.
- Lead incident investigations (claims, accidents, cash shortages) and file timely reports.
- Maintain proper licensing and operational permits for equipment and personnel.
- Use PARCS, LPR, handheld valet systems, or mobile‑payment platforms to track volume and revenue.
- Generate client dashboards and internal KPI reports using Excel, BI tools, or property‑specific software.
- Recommend technology upgrades to improve efficiency and guest experience.
- Education – Bachelor’s degree in Business, Hospitality, Facilities Management, or related field (or equivalent work experience).
- Experience – 3–5 years in parking management, hospitality operations, transportation logistics, or commercial property services; prior P&L responsibility preferred.
- Technical Skills – Proficiency with MS Office (Excel, PowerPoint), parking revenue‑control systems, and POS/cash‑handling procedures.
- Leadership Competencies – Strong employee‑engagement skills, conflict resolution, and ability to manage diverse workgroups in a fast‑paced environment.
- Financial Acumen – Budget preparation, variance analysis, and revenue‑optimization strategies.
- Customer Focus – Demonstrated success in building positive tenant/guest relationships and resolving escalated service issues.
- Licenses/Certifications – Valid driver’s license with clean MVR; CPP (Certified Parking Professional) or CAPP (Certified Administrator of Public Parking) a plus.
- Physical Requirements – Ability to stand/walk for extended periods, work outdoors in various weather, and occasionally lift up to 40 lbs.
The Account Manager oversees all day‑to‑day parking operations and client relations for one or more assigned parking facilities (garages, surface lots, mixed‑use sites, or valet programs). This role is accountable for delivering outstanding customer service, optimizing revenue, controlling expenses, and ensuring compliance with company policies, contractual obligations, and local regulations.
Pay: $65,000.00/yr
The pay listed is the salary range or the hourly rate for this position. A specific offer will vary based on the applicant’s experience, skills, abilities, geographic location, and alignment with market data.
401(k) – You become eligible to make personal contributions beginning the first of the month following 30 days of employment. You become eligible for the ABM match beginning the first of the month following six months of employment. ABM matches your pre-tax and/or Roth contributions, dollar for dollar, for the first 3%. For the next 2%, ABM contributes $0.50 for each dollar you contribute. Your contributions and match are immediately vested.
