      Annual Salary: $135,000.00+ US Dollars

      The pay listed is the salary range for this position. Any specific offer will vary based on the successful applicant’s education, experience, skills, abilities, geographic location, and alignment with market data. You may be eligible to participate in a Company incentive or bonus program.

      401K– You become eligible to make personal contributions beginning the first of the month following 30 days of employment. You become eligible for the ABM match beginning the first of the month following six months of employment. ABM matches your pre-tax and/or Roth contributions, dollar for dollar, for the first 3%. For the next 2%, ABM contributes $0.50 for each dollar you contribute. Your contributions and match are immediately vested.

      Position Summary:

      The National Account Manager will be the main point of contact responsible for the financial and contractual performance on a dedicated client account which has properties in 5 major cities. These properties are located in Dallas/Coppell TX, Tampa FL, Jersey City NJ, Boston MA and Brooklyn NY. This resource will report to the Jersey City, NJ location daily and manage the portfolio of properties from this particular location.

      ESSENTIAL DUTIES:

      ACCOUNT MANAGMENT

      · Provides high quality operations and maintenance service to assure proper performance of engineered equipment and building systems, has integrated facility service experience to include managing, maintenance, and custodial services.

      · Acts as primary liaison with all customer departments, actively ensuring that service is prompt, responsive, effective and that inter- departmental concerns are addressed and resolved.

      · Ensures optimal customer relations by maintaining constant communications with customer.

      · Performs daily walk through of the Jersey City site to ensure that the property, infrastructure and its associated equipment operate safely, efficiently and reliably.

      · Following daily walk through create work order tickets, escalate and oversee completion in a timely manner

      · Develops and/or approves facility quality standards.

      · Utilizes maximum capabilities of Computerized Maintenance Management System (CMMS)-Nuvolo

      · Responsible for the planning, implementation, coordination, and supervision of all tasks and activity regarding the mechanical, electrical, plumbing and life safety systems operations its maintenance and modifications taking place at Jersey City location in conjunction with the building engineering team

      · Recommends what work should be performed in-house and what work should be subcontracted; consults with ABM corporate and/or external technical resources when making decisions on major changes.

      · Ensures that reactive and preventive maintenance activities are appropriately balanced; monitors current and deferred maintenance backlogs; adjusts priorities and/or resources as needed and ensures that deferred maintenance is adequately documented.

      · Schedules and coordinates over-all work priorities.

      · Reviews completed work regularly and ensures that quality standards are met or exceeded to the satisfaction of the customer.

      · Negotiates major service contracts (e.g. snow removal, window washing, janitorial, landscaping, etc.); reviews and approves smaller service contracts delegated to subordinates; consults with corporate technical and other staff as appropriate. Include Engineering contracts as well

      · Develops and negotiates minor construction projects as assigned.

      · Schedule and lead meetings on a bi-weekly basis with the client’s key stakeholders to discuss general performance as it relates to the contract scope of work, timely completion of work orders, employee performance, process reviews, benchmarking reviews, etc.; to resolve issues and ensure alignment of overall business objectives.

      · Develop a routine schedule for monthly internal calls with the operators in the local branches whom are responsible for the various sites. Review any issues, concerns and identify successes.

      · Review work orders in the client Computerized Maintenance Management System (CMMS) on a weekly basis to ensure timelessness of completion, provide status updates, ensure processes are followed by recipients to close the work orders and escalate as required

      · Develop, optimize and continuously align all business processes for each of the sites across the nation related to the operations of the assigned account

      · Create & execute appropriate plans and programs to meet and/or exceed the client objectives within the account(s).

      · Establish goals, determine suitable performance metrics in accordance with a defined measurement process to proactively manage the account.

      · Strategic planning of current and future client contracts including assessing alternatives and understanding future customer requirements to ensure adequate future growth and development in assigned area.

      FINANCIAL

      · Oversee the monthly invoicing process to ensure the invoices are submitted to the client in a timely manner. Check invoicing prepared to ensure alignment with the client requirements, accuracy and all required back-up has been attached.

      · Track and proactively monitor financial spend on the account then align with issued purchase orders. In the event the spend exceeds the allotted purchase order obtain necessary approvals to increase existing purchase orders or obtain new.

      · Determine if work order requests fall outside of the scope of work and work with internal team to prepare pricing estimates for client review and approval.

      · Manages purchasing program; approves major purchases; audits purchasing delegated to subordinates.

      · Assists and prepares, recommends, and administers with assistance from Facility Managers, the annual facility budget. Reports exceptions to customer and ABM management and adjusts budget as necessary.

      · Responsible for cost effectiveness, consistency, quality, accuracy and compliance to business standards.

      Quality Assurance

      · Use a collaborative process to review each Key Performance Indicator (KPI) to document and trend performance, results and identify areas of improvement; create and oversee the implementation of associated action plans.

      · Work with the operations teams to provide one opportunity for improvement each quarter which may consist of but is not limited to the following: process improvement, procedural update, staffing recommendation, training opportunity, product selection, maintenance enhancement, supplier synergy, etc.

      · Engage specialty teams within the organization to provide & deploy an energy efficiency initiative per quarter

      · Ensure compliance obligations from mandatory requirements are met which include the applicable laws that require permits and regulations that apply to the environmental aspects of the business’s activities

      · Identify critical services that will be required and potential consequences should these services not be carried out in accordance with contract scope. Contract scope of work shall also include a contingency plan for each of the critical services in the event they cannot be achieved.

      · Provides regular monthly written status reports to customer and ABM management. Presents status and/or performance reports as necessary to keep customer management conversant with atypical occurrences, unusual staffing challenges, potential building related interruptions, etc. include KPI reporting

      · Ensure monthly reporting is completed by service line while reviewing the structure, analyzing the data and completeness to ensure strategic alignment and optimal delivery of service.

      · Include QBRs

      · Ensure effective customer satisfaction, service and relations by implementing processes and technology to deliver quality products and services

      · Ensures that federal, state and local regulatory requirements are met including DER, OSHA, FLSA, EEO, ADA, etc.

      REQUIREMENTS:

      · Strong financial acumen with the ability to understand a P&L statement and identify opportunities for margin improvement and trend analysis

      · Bachelor's degree preferably in Facilities Management, Operations Management or Business Administration related curriculum, and/or equivalent work experience

      · 12+ years of experience in supporting/overseeing hard (skilled) and soft (non-skilled) operations for owners/operators of built environments

      · Experience engaging in client relationships for top tier (US and/or multi-national) corporations or institutions

      · Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public

      · Familiarity and experience with enterprise software solutions related to operating the built environment such as CMMS, BAS, BMS, WOM, and IWMS

      · Familiarity with emerging technologies such as IoT, VR, AI and Smart Buildings

      · Extensive experience in all aspects of Supplier Relationship Management

      · Ability to read and analyze Electrical, Mechanical, and Plumbing drawings

      · Knowledge and understanding of all applicable practices/techniques, laws, project controls, and environmental regulations

      · Familiar with Energy Management System (EMS)/programming, fire alarm systems, and Building Management Systems

      · Proficiency in the preparation of staff schedules, after hour assignment scheduling and coordination, preventive maintenance schedules and the ability to assess and prioritize immediate needs.

      · General knowledge of the property management financial reporting with primary focus on repair and maintenance expenses, Utility expenses and Capital expenses, as they pertain the department’s allocated monthly and annual budget.

      · Possess the knowledge to clearly explain favorable and unfavorable variances the monthly and year to date facilities management budget expenses and Utility expenses.

      · Strong Computing Skills in Microsoft Office Suite Programs such as: Outlook, Excel, PowerPoint & Word

      · Extensive experience working with a Computerized Maintenance Management System (CMMS)

      · Ability to travel with 40%
