      What to Expect (Job Responsibilities):
      - Evaluate title searches and resolve title issues and discrepancies based on underwriting standards and guidelines
      - Determine solutions for clearing title issues and implement necessary actions
      - Obtain releases for prior liens and review legal documents such as divorce decrees and trusts
      - Communicate with lienholders or attorneys regarding various property liens
      - Manage daily work to ensure client service level agreements (SLAs) are met

      What is Required (Qualifications):
      - High School diploma or GED required; Bachelor's degree preferred
      - Minimum of 5 years of curative experience in the title industry
      - Experience with commercial and purchase transactions preferred
      - Ability to make well-reasoned risk decisions
      - Experience utilizing ResWare or similar title software preferred

      - Strong communication skills for presenting issues and recommendations effectively
      - Highly motivated self-starter with the ability to multitask in a fast-paced environment
      - Strong attention to detail and excellent organizational skills
