      Title: Asset Manager, Real Estate Debt - Director

      Location: Chicago, IL; Charlotte, NC

      Primary Responsibilities

      • Liaise and be the “face” of Baring’s lending platform to Borrowers across various markets.
      • Lead borrower negotiations and collaborate with between other groups including servicing (in-house and 3rd party), portfolio management, legal, and originations through decision-making processes.
      • Complete annual loan review process for the portfolio, specifically focused on the following: (i) review the spread of property level operating statements prepared by third party; (ii) review sponsors updated financial statements; (iii) update collateral value based on DCF analysis using Argus software; (iv) perform collateral site inspections and (v) assign an internal quality rating to each loan based on performance metrics such as DSCR, LTV and Debt Yield.
      • Lead quarterly Surveillance Meetings for the portfolio and present results to Senior Management.
      • Focus on high-risk loans that are performing below original underwriting projections. Monitor and when needed work to find creative solutions to maturing loans and repayment / or refinance strategies.
      • Review draws, additional funding's and covenant testing. Monitor and enforce loan provisions on an ongoing basis as contemplated in the loan documents. Manage borrower requests and modify loan documents as necessary. Present material loan modifications to Investment Committee for review and approval.
      • Maintain an elevated focus and watchlist for the portfolio using various covenant tests and be able to discuss the nuances and performance of these loans.
      • Review annual business plans, quarterly reports, and liaise with our third-party servicing team to ensure all reporting requirement are met.
      • Supervise and direct analyst support of asset management function.
      • Report to Head of Debt Asset Management and Servicing.

      Qualifications

      The ideal candidate would have the following:

      • 5+ years of commercial real estate loan experience, distressed experience a plus
      • Bachelor’s degree required
      • Strong quantitative and analytical background
      • Understands capital structure (equity, debt, waterfalls, etc.)
      • Effective and strong verbal and written communication skills
      • Highly organized
      • Must be able to work independently while still functioning well in a team
      • Keen attention to detail and the ability to manage to aggressive deadlines
      • Ability to prioritize and manage multiple tasks
      • Excellent problem solving skills
      • In office requirement at least 3 days a week
