- Prepare and review accurate loan disclosures (e.g., Loan Estimate, Closing Disclosure) in compliance with federal, state, and local regulations, including TRID (TILA-RESPA Integrated Disclosure) rules.
- Ensure that all disclosures are issued within the required timeframes, typically within 3 business days after receiving a completed loan application.
- Monitor and track the status of disclosures to ensure timely delivery to borrowers, meeting all regulatory requirements.
- Respond to borrower inquiries regarding disclosures and provide clarifications when necessary.
- Work closely with the underwriting team to obtain any necessary information for disclosures.
- Maintain up-to-date knowledge of relevant regulations and ensure compliance with industry guidelines and company policies related to loan disclosures and closing processes.
- Review and process any changes to loan terms that may trigger updated disclosures or require re-disclosure in accordance with regulatory requirements.
- Assist in audits and provide necessary documentation and explanations when required for regulatory compliance reviews.
- Collaborate with the closing team to ensure smooth loan closings by providing accurate and timely documents, including the final Closing Disclosure.
- Coordinate with title companies, appraisers, and other third parties to obtain necessary documents and ensure a timely closing process.
- Review the final Closing Disclosure for accuracy and ensure it matches the loan terms as outlined in the loan documents.
- Assist in the preparation of closing documents, ensuring all required forms and signatures are included.
- Address issues that may arise during the closing process, such as discrepancies or documentation errors, and work with the necessary teams to resolve them promptly.
- Serve as a point of contact for borrowers, loan officers, and other departments regarding disclosure and closing-related inquiries.
- Effectively communicate with all parties involved in the loan process to resolve any issues, delays, or discrepancies.
- Ensure a smooth transition from the disclosure desk to the closing team, fostering effective teamwork and communication between departments.
- Maintain accurate and organized records of all disclosures and closing-related documents in the loan file.
- Ensure that all documentation is stored securely and in compliance with company policies and regulatory standards.
- Assist in identifying areas for process improvement and implement best practices to enhance the efficiency and accuracy of the disclosure and closing processes.
- Participate in training and development programs to stay current with industry changes, new technology, and evolving regulatory requirements.

- At least 2-3 years of experience in mortgage loan disclosures
- Familiarity with Encompass, regulatory compliance tools, and document management systems
- Knowledge of TRID regulations and other relevant federal and state lending laws.

Description
Will consider remote or hybrid employment from the following states: MN, SD, IA, MO, AR, WI, or FL. Pay Range: $40,000 - $60,000. The Disclosure Desk Specialist with Closing Support is responsible for ensuring the accurate and timely preparation, review, and delivery of loan disclosures and related documents in accordance with regulatory requirements, while also providing essential support to the closing department. This role requires a high level of attention to detail, strong organizational skills, and a deep understanding of loan documentation, compliance standards, and closing processes.
