      Planner II represents the journey-level position within the professional planning series. The Planner II executes a variety of complex and specialized professional planning responsibilities.

      • Reviews both non-administrative and administrative land use cases. Accepts, reviews, and evaluates various land use and subdivision applications; prepares and presents staff reports, including but not limited to PowerPoint presentations, analysis, and recommendations. Conducts complex planning studies/subdivision research on a wide range of subjects, including, but not limited to, land use, subdivision, zoning, population and economic trends, natural resource protection, housing needs and affordability, and growth management.
      • Provides assistance to the public by answering questions and offering information about land use and subdivision regulations, policies, and procedures. Responds to requests for information from citizens, developers, and others regarding a wide range of inquiries, including, but not limited to, County plans, policies, procedures, regulations, and pending development and building permit applications. Conducts meetings with the general public, special interest groups, County staff, County boards and commissions, and others as assigned. Performs Planner-On-Call duties to assist the public and Department customers with the completion, review, and approval of zone district standard forms and applications, as well as subdivision laws, regulations, and procedures. Issues zoning permits for building projects, including plot plans, to ensure compliance.
      • Updates Geographic Information System (GIS) zoning maps. Updates OpenGov. Helps analyze and draft or refine land use and subdivision regulations and procedures. Helps draft proposed amendments to the Land Use Code and Comprehensive Plan. Researches various planning projects involving field studies, surveys, and data analysis. Assists in the development and execution of methods to monitor and evaluate the effectiveness of adopted regulations, procedures, plans, programs, and strategies.
      • Travels independently to perform field inspections, attend training, and attend meetings as directed. Performs various miscellaneous duties as assigned, including the creation of maps, research on properties and associated land uses, and the typing of findings or correspondence as requested by other planning staff.
      • Performs additional tasks as assigned, including filling in for other staff as necessary and/or required.
      EDUCATION:
      • High School Diploma or GED Equivalency required
      • Bachelor’s Degree in Urban Planning, Regional Planning, Social Science, Geography, or related disciplines preferred
      EXPERIENCE:
      • Minimum of three (3) years or more in land-use development, urban planning, regional planning, or related fields required
      • Minimum of three (3) years or more in local government that involved heavy public contact preferred
      LICENSES/CERTIFICATES:
      • Valid Driver's License upon the date of hire AND the ability to obtain a valid Colorado Driver's License, 60days of hire date required
      • American Institute of Certified Planners (AICP), certification issued by American Planning Association preferred
