      The Facilities Services work unit exists to plan, design, construct, operate, maintain and manage the Colorado School for the Deaf and the Blind (CSDB) facilities and campus according to all applicable standards in a manner that promotes a safe, sanitary and effective environment for students and staff and enhances the quality of life in CSDB facilities and on campus. The facilities managed by the Facilities Services work unit include 34 acres of land and 17 buildings comprised of 296,484 square feet.

      General Responsibilities

      Performs routine and preventative grounds maintenance across campus. Maintains landscapes, walkways, parking areas, and building perimeters using hand tools, power equipment, and riding equipment. Prunes shrubs and trees, applies fertilizers and insecticides, and removes trash and debris from grounds and exterior areas. Maintains and services equipment and ensures O&M manuals are accessible.

      Maintains and repairs irrigation systems, including piping, valves, sprinkler heads, and backflow preventers. Programs and adjusts automated irrigation controllers to accommodate seasonal changes. Performs and verifies winterization of irrigation systems prior to freezing conditions.

      As an essential employee, reports early and works extended hours as needed to remove snow and ice from walkways, parking lots, and entryways. Operates snow removal equipment including truck with blade, gator with blade, snow blowers, walk-behind brushes, tractor-mounted brushes, skid steer, and shovels. Applies salt and sand to ensure safe conditions. Responds to emergency storm events and recovery operations. Works outdoors in varying weather and environmental conditions.

      Decision-Making Responsibilities:

      • Monitor weather conditions and adjust work schedules to reduce safety risks.

      • Assess equipment functionality prior to inclement weather events.

      • Follow operating procedures and safety requirements when using tools and machinery.

      • Utilize the Computerized Maintenance Management System (CMMS) to manage work orders, document completed tasks, and track materials and labor.

      Typical Problems and Guidance:

      • Troubleshoot and perform minor repairs on grounds and facilities equipment using O&M manuals.

      • Prioritize snow removal routes in accordance with the campus Snow Removal Priority Map.

      • Diagnose irrigation system issues using multimeters, system testing, campus blueprints, and O&M documentation

      MINIMUM QUALIFICATIONS:

      Experience Only:

      One (1) year of relevant experience in an occupation related to the work assigned to this position


      Preferred Qualifications:

      • Skid Steer (Bobcat) operator experience

      • Boss Snow Plow operator experience

      • Backflow experience/certification

      • Automated irrigation system experience (Rachio or similiar)

      • Arborist experience

      • Experience with weed management/herbicide applications
