      What is the role?

      This position will be responsible for setting up and processing for First, Second, HELOC’s, Conventional and FHA/VA Mortgage Loans. The Coordinator is responsible for providing quality customer service by obtaining the necessary documentation for underwriting the loan file, ordering third party documentation, communicating directly with the member and/or loan officer in a professional and effective manner to obtain necessary documentation, and provide property disclosures as required by local, state and federal regulations. Tasks include, but are not limited to, ensuring consistent communication with all involved parties, regulatory compliance, loan quality, pipeline management, and service expectations are met. As a Coordinator, they will serve in a training capacity for new loan processors and other processing staff, serving as a key resource and lead for other fellow team members. This position will work closely with Loan Officers and other departments within Westerra to ensure a smooth and timely process for our Members. Performs duties according to established department procedures and adheres to Credit Union policies.

      What will be expected of me?

      • Encouraging and supporting a member centric process.
      • Obtain and assemble complete loan package in proper order for underwriting. Verify all required documentation (pre-underwrite) the file.
      • Verify the application is complete and accurate. Verifies documentation submitted and identifies any potential issues that may arise in underwriting.
      • Performs a thorough review and analysis of borrower’s credit, employment, income and assets before submitting the file to underwriting. Prepares the 1003 and 1008 and ensures the accuracy of all the information printed on said documents. Responsible to hand over a completely documented file to the underwriter which is ready for approval or denial.
      • Directly communicates with the Loan Originator, customer and underwriter in order to obtain initial and missing documentation required to qualify for the loan, including but not limited to income information, asset information, credit authorizations, trust agreements, purchase agreement, etc.
      • Reviews loans for compliance within RESPA, TILA, HMDA, Reg B, etc (all mortgage related regulations). Prepare proper disclosures as required by regulations.
      • Communicate with various companies to obtain documentation including but not limited to Flood Certificate, Title Commitment, Homeowners Insurance and payoff information. Verify vendor orders are complete and invoices received, and all are in the member’s file.
      • Reviews FHA/VA loans for compliance with FHA/VA guidelines. Prepares and reviews all required addendums and disclosures as required by FHA/VA regulations.
      • Mentor and assist in training new processors.
      • Manage pipelines by reports within allotted turn-around times, contract deadlines and Westerra Service Level Agreements. Documents all communications related to the loan applications in the Loan Notes.
      • Assist with loan escalations, proactively resolving loan issues, involving others as needed.
      • Provides administrative support to sales leaders to manage pipeline, provide pipeline projections and other duties as assigned.
      • assist processors with direct reporting relationship to meet established goals and daily workflow to ensure timely and smooth closings.
      • Monitor compliance reporting such as Reg B and Disclosure Due reports.
      • Balance corporate credit card monthly – Ops Manager credit card
      • Monitor pipeline and assign loans to Operations team members as workloads permit.
      • Responsible for effectively managing the pipeline to ensure applications are moved from origination through processing and onto closing in a timely manner and service level agreements are adhered to. Load balancing as needed.
      • Consistently demonstrates the Westerra Way Experience and complies with all policies and regulations.
      • Serve as a mentor to more junior team members
      • Other duties as assigned.

      What am I bringing?

      Experience/Education:

      • 4+ years’ experience in mortgage processing
      • High School Diploma, GED or equivalent work experience
      • Previous experience in leadership preferred

      Skills and Abilities:

      • Proficient in Microsoft Office
      • Exhibits strong verbal and written communication skills
      • Ability to Learn and demonstrate that learning on the job
      • Detail oriented with strong organizational and time management skills
      • Must maintain high-level of confidentiality
      • Can be accountable for the completion of assigned deliverables with little day-to-day management
      • Uses judgement, but supervision required for overall tasks
      • Experienced understanding of the business line and a basic understanding of specialized discipline.
      • Able to handle problems that are difficult, but typically not complex

      What is the work environment like, and are there physical requirements for this role?

      • Hybrid: Typically, a dispersed, flexible team environment both on Westerra campus (2x/week) and remote. Employees must reside in Colorado or be willing to relocate prior to starting employment. Residency is required for payroll and state tax purposes.

      Salary: in addition to the starting hourly rate of $23.89 - $29.86, this role is also eligible for Westerra’s self-funding reward plan. This plan pays out a cash incentive annually if Westerra hits specific criteria tied to financial goals and this role has a direct impact on the outcome of those results!
