      Overview

      MIG Real Estate is seeking a Project Manager & Process Improvement Lead to drive operational excellence and project execution across the organization. This role combines construction project leadership with company-wide process optimization, leveraging technology and AI to improve performance across asset management, accounting, portfolio operations, and capital projects. The ideal candidate is equally comfortable on a job site, in a project dashboard, designing cross-departmental workflows, or facilitating process improvement sessions with leadership.

      Key Responsibilities
      Project Management & Execution
      • Own and manage project scope, schedule, and budget across all major initiatives, ensuring strict alignment with underwriting and business plans.
      • Apply project management methodologies (e.g., status reporting, critical path tracking) to drive clarity and predictability in execution.
      • Maintain project charters and task trackers that define deliverables, owners, timelines, and dependencies.
      • Build and manage real-time dashboards and reporting tools using AI-enhanced platforms like Monday.com.
      • Manage internal approvals for each project execution phase.
      Quality Assurance & Field Oversight
      • Manage QA/QC checklists for site walks; conduct regular site walks; document field status and issues using Monday.com and other tools.
      • Monitor close-out timelines, resolution quality, and recurrence rates to drive long-term improvements.
      Cost Management & Value Optimization
      • Prepare and maintain project budgets; track variances between underwritten and actual costs, investigate discrepancies, and escalate as needed.
      • Identify and implement cost-saving strategies while maintaining scope integrity and investment returns.
      • Track ROI performance of renovations and improvements relative to forecasts and investor commitments.
      • Ensure at least three like-for-like competitive bids are obtained for all major scopes.
      Process & Systems Improvement
      • Map current workflows across all departments; identify bottlenecks, redundancies, and gaps.
      • Partner with asset management, accounting, portfolio management, acquisitions, and executive leadership to standardize workflows, data standards, and communication protocols.
      • Lead process documentation initiatives; create SOPs and training materials.
      • Facilitate cross-departmental process improvement sessions to drive adoption.
      • Build accountability mechanisms (KPIs, checkpoints) to ensure process adherence.
      • Serve as project manager for system implementations and organizational change initiatives.
      Technology & Data Systems
      • Collaborate with data/analytics team to build centralized visibility into projects, performance, and process metrics.
      • Lead evaluation and implementation of technology solutions across departments.
      • Develop executive dashboards connecting project data, financial systems, and operational performance.
      • Champion AI and automation opportunities across business functions. Drive requirements process for considering and implementing AI-assisted processes.
      Qualifications
      • 3+ years of project management experience in real estate, construction, or asset management
      • Strong grasp of project management principles such as scope definition, cost control, risk mitigation, and scheduling
      • Experience with organizational process improvement methodologies (e.g., Lean, Six Sigma, Agile)
      • Track record implementing cross-functional systems or process changes in small-to-midsize organizations
      • Familiarity with emerging AI tools and applications for process improvement and efficiency
      • Change management experience; ability to drive adoption across resistant stakeholders
      • Systems thinking mindset; ability to see connections between departments
      • Proficient with project and data platforms (Monday.com, Procore, Excel, visualization tools)
      • Excellent communication and cross-functional collaboration skills; able to drive clarity and accountability
      • PMP or equivalent certification preferred
      • Willingness to travel and maintain a proactive field presence at assets
