We are seeking an Inside Sales Associate to manage our online sales and marketing initiatives. This position responds to, qualifies, and manages leads and customer requests for new homes, and reports directly to our Marketing Manager.

Approximate Total Compensation: Base salary + commission, up to $85,000
Weekly Hours: Monday - Friday 8:30am - 5:30pm, some nights and weekends
Job Purpose: The Online Sales Counselor plays a vital role as the initial point of contact for prospective customers in their home buying process. As an OSC, your primary responsibility is to deliver exceptional customer service by effectively presenting and promoting our new homes and new home communities, cultivate relationships with potential buyers, qualify potential buyers, set appointments with Sales Agents and facilitate a seamless transition from the OSC to the Sales Agents.
Job Responsibilities:
• Engage and Qualify Leads: Proactively and quickly engage and sell to leads that come in from various outside sources, including website leads, web chats, phone calls, and other digital platforms like Zillow, Trulia, Redfin, Realtor.com, and Livabl.
• Respond to all e-mail, phone and web leads immediately, qualify the leads based on needs, and provide consistent follow-up to prospects with the goal of setting appointments with the Sales Agents
• CRM (Customer Relationship Management): Log all leads in the CRM. Manage, track and qualify leads to determine their potential as home buyers. Ensure timely follow-up and nurturing prospects. Build and maintain strong relationships with prospective homebuyers through effective communication and follow-up. Address customer inquiries promptly and professionally, demonstrating in-depth knowledge of our new home offerings.
• Create and deliver ongoing email campaigns via the CRM.
• Use video messages to engage, schedule and send reminders for client appointments.
• Track appointments with Sales Agents in the CRM. Follow up with Sales Agents after appointments take place for feedback.
• Track and report on appointments set and kept, lead activity and sales conversion ratios.
• Utilize the Spring Parade of Homes and Fall Parade of Homes as effective sales opportunities.
• Meet regularly with the Sales Manager and Marketing Manager in order to assess community needs and discuss ways to better market and sell homes in the communities.
• Ensure Customer Experience: Create a smooth initial process and transition to sales agents for prospective buyers, focusing on providing a high level of customer experience.
Job Qualifications:
• Two years of sales and/or marketing experience.
• Customer focused and personable.
• Proven e-mail and phone communication skills
• Sales contact management database experience / CRM
• Solid organizational, planning and managing skills
• Ability to multi-task and manage time well
• Attention to detail and organizational skills to manage leads, appointments and follow up.
Additional / not required qualifications:
• Experience in real estate is a plus.
• Knowledge of the local real estate market and construction industry is a plus.
